Spire WTC vs Parit Vatika: Which is better ROI?

Guys, I'm confused between Spire WTC Riverside Residences and Parit Vatika. Location-wise, which one has better connectivity to the metro? Kya kisi ko pata hai about the construction quality of both? I'm mainly looking for good investment potential. Which one do you think will give better ROI in the long run? Parit Vatika's price range is decent, but is it worth it? Mujhe advice chahiye! Has anyone invested in either of these?

Both are good options. It really depends on your personal preference and risk appetite. Spire WTC is slightly higher risk, higher reward, in my opinion.

U6, I'm also interested in knowing about the appreciation.

U7, it's appreciated around 8% in the last year, but it's not a consistent growth. Market fluctuations play a big role.

Is 8% a good appreciation in Noida right now?

U1, 8% is decent, but you can find better returns in other sectors, potentially with higher risk, of course.

Don't forget to factor in maintenance charges! They can significantly impact your ROI.

Does anyone have contacts for brokers specializing in these projects?

ROI ke hisaab se, I think location matters the most. Which location is likely to develop faster?

U
Uday Shetty15 Mar

U3, yes, I visited both sites. Spire WTC seemed more congested, but the construction quality seemed better, as you mentioned. Parit Vatika felt more spacious.

What about the builder reputation for both projects? Any known issues?

I've heard some delays regarding Spire WTC's possession in some towers. Do your research.

Delay is a big concern. Thanks, U14. I'll check that out.

I invested in Parit Vatika a year ago. The construction is okay, not the best, but decent for the price. The location is peaceful.

How's the resale value been looking? Any appreciation so far?

Vandana Garg15 Mar

I think Spire WTC has better rental potential because of the WTC tag attracting businesses and employees.

U6, thanks for the info. What specific tower did you invest in?

I invested in Tower C.

Has anyone done a comparative analysis of the amenities offered by both?

b

Spire WTC has more modern amenities, but Parit Vatika has a bigger swimming pool, I think.

I've heard Spire WTC has better metro connectivity. It's closer to the Sector 137 station.

Construction quality-wise, Spire WTC seems to be a bit better, but Parit Vatika is also decent. Depends on the specific tower, I guess. Have you visited the sites?

rahul.chauhan.delhi15 Mar

ROI wise, Spire WTC might be slightly better due to the WTC tag, but it also depends on the market conditions. Both are good locations in Noida.

Spire WTC is definitely closer to the metro, but Parit Vatika is in a more green area, which some people prefer.
