Noida Sector 150/151: Worth the Luxury Hype?

Heard Sector 150/151 in Noida is becoming a luxury hub? Saw this video talking about why builders like Godrej Properties are investing there. Anyone have experience with properties in that area? Is it actually worth the premium pricing? What's your take?

So, after all this discussion, is Sector 150 worth it or not? Still confused!

The golf course is a big draw for some people. If you're into golf, Sector 150 might be worth the premium.

I think the potential is definitely there, but it's still a developing area. Patience is key. Don't expect instant returns.

Check the builder's financial health also. Many builders are struggling due to the current market conditions. You don't want to get stuck with a stalled project.

Overall, Sector 150 has potential, but do your due diligence. Don't blindly believe the 'luxury' hype. Visit the site, talk to existing residents, and check all the paperwork.

Anyone actually booked a flat in Godrej Woods? Would love to hear about your experience so far. What's the possession timeline looking like?

v
vikramjit.ahluwalia17 Mar

My cousin booked there. He's saying possession is expected in late 2025, but who knows with these builders?

I live in Sector 148. The air quality is definitely better compared to other parts of Noida. That's a big plus point for 150/151 as well.

What's the current average rate per sq ft in Sector 150? Anyone have recent data?

k
kavita.malhotra.abc17 Mar

Last I checked, it was around 7000-7500 per sq ft depending on the project and location within the sector.

That seems about right. But expect to pay more for corner units or higher floors.

Don't forget to factor in the registry charges and other hidden costs. They add up quickly! Builder log toh kabhi nahi batate.

RERA registration number check karo before investing. Don't just go by the builder's word. Transparency is key.

Mera friend invested in a ATS project in Sector 150. Possession delayed by 2 years! Be careful with these builders, even the big names.

a
aditi.sharma.pune17 Mar

ATS ka toh wahi haal hai. Delayed projects everywhere.

a
amit.das.202317 Mar

Which ATS project? I was considering Greensage.

Sector 151 is even further out than 150. I wouldn't touch it until the infrastructure is significantly improved. Too risky.

Godrej ka reputation acha hai, but check their past projects in Noida Extension. Possession mila kya sabko on time? That's the real test.

I visited a sample flat in Godrej Woods. Looked impressive, but the sales guy was pushing really hard to book immediately. Red flag for me.

Sector 150 is good because of the green cover. It's one of the few sectors in Noida with actual trees and parks. But that doesn't automatically make it 'luxury'.

S
Shreya Agarwal17 Mar

Luxury is subjective. For me, it's about peace and quiet. Sector 150 offers that compared to the chaos of Sector 18. But is that worth an extra crore? Debatable.

j
jaspinder.narula17 Mar

U11, try visiting during peak hours before you decide. The roads leading to 150 get jammed.

d
david.almeida17 Mar

Exactly. I am looking for peace also. Sector 18 is too noisy.

n
nazia.ahmed202417 Mar

One crore extra? Which project are you looking at? Godrej Woods is definitely not that expensive.

Sector 150/151 luxury hub? Maybe. But 'luxury' in Noida is relative, right? Seen a lot of 'luxury' projects that are just… bigger apartments. Need to see if the amenities and maintenance justify the premium. I'm skeptical.

A
Ananya Menon17 Mar

Haan bhai, exactly. Luxury ke naam pe they just add a swimming pool and call it a day. Godrej is a decent builder though, so maybe it's different this time?

K
Kavita Malhotra17 Mar

Premium pricing toh hai hi. But compare it to Gurgaon also. Gurgaon mein similar size apartment will cost you double. Is the infrastructure worth it? That's the question.

I invested in a plot in Sector 150 three years ago. Abhi tak toh prices have gone up significantly. But the development is still slow. Metro extension kab tak hoga pata nahi.

d
divya.patil17 Mar

Metro ka toh they keep pushing the dates. Election time mein bolte hai, phir gayab.

a
anjali_mehta45617 Mar

U4, which block did you invest in? I'm looking at a resale plot there.

s
shubham.ahuja11117 Mar

Haan, metro is key. Without it, it's just another far-off sector in Noida. Connectivity is everything.
