Hey guys, I saw this video about Gaurs Aspire Centurian Park in Noida Extension. They're saying it's RERA exempted and all. Seems promising, but is it actually worth it? Kya bolte ho, Noida experts? Any insights on Gaurs Group's projects in general? Trying to figure out if it's a safe investment option.

With property rates going up everywhere, even Noida Extension seems expensive now. But still comparatively affordable.
So, U1, what are you leaning towards now after all this discussion? Still considering it?
Sector 150 is a better option if you can afford it. More green space and better planning. But it's definitely more expensive.
I'd say, proceed with caution. Do your due diligence, visit the site, talk to existing residents, and don't believe everything the builder tells you.
Kya scene hai with the metro connectivity in Noida Extension? Will it actually reach Gaurs Aspire?
Metro is planned, but the timeline is uncertain. Don't bank on it being operational anytime soon.
One thing I learned: never buy based on videos or brochures. Visit the actual site and see for yourself. I made that mistake once.
I'm also considering Gaurs Aspire. Thanks for all the insights, everyone! This thread has been super helpful.
Honestly, with the new Jewar airport coming up, Noida Extension has potential. But it's a long-term play. Don't expect quick returns.
Did anyone actually visit the site recently? What's the construction progress like?
Check the builder's financial health too. Many builders are struggling with debt these days.
Also, look at the amenities they're promising. Are they actually delivering on those promises in their other projects?
Anyone know the current price per sq ft in Gaurs Aspire?
Last I checked, it was around 4200-4500 per sq ft, depending on the floor and unit size.
U12 is right. But negotiate hard! They usually have some room for discounts.
Don't fall for the 'RERA exempted' trap. It usually means the project was launched before RERA came into effect, and they might be using loopholes.
Mera friend ne Gaur Yamuna City mein invest kiya tha. Big mistake. Infrastructure is non-existent. Noida Extension is better, but still risky.
I live near Gaur City. Traffic is a nightmare! Consider that factor if you're planning to commute to Delhi or Noida regularly.
Gaurs Aspire... I think it's a decent option, especially if you're looking at the lower end of the price range. But don't expect super high appreciation.
Bhai, Gaurs ka track record Noida mein toh thik thak hai. But Noida Extension is a different ballgame. Infrastructure is still developing.
I invested in Gaur City 7 years ago. Possession mila kya? Abhi tak toh nahi mila. Builder ne phir se date extend kar diya lol.
OMG, seriously? 7 years! That's insane. Which tower are you in?
That's my biggest fear! Hearing these stories makes me want to stick to ready-to-move properties.

RERA exempted? That sounds fishy to me. Check the fine print carefully, U1. Nothing is truly 'exempted' these days. Gaurs ka reputation mixed hai. Some projects are good, some are delayed.
Exactly! RERA exemption matlab kuch toh gadbad hai. Always double-check with a lawyer before investing.
Haan, I agree. Gaurs projects are generally decent, but delays are common. Factor that into your investment timeline.
