Hey guys, dekho toh yeh DLF One Midtown ka video. Looks fancy, right? But 5.3 Cr for a 3.5 BHK... thoda zyada toh nahi? Anyone actually visited the sample flat? Is it really as good as it looks? Kya bolte ho, Delhi mein aur options hain?

Guys, thanks for all the insights! I'm still on the fence, but this thread has definitely helped me think things through. Will keep you posted if I decide to go for it.
The location is good, but the traffic in Moti Nagar can be a nightmare during peak hours. Keep that in mind.
Honestly, DLF One Midtown is probably more about the brand name than the actual value. You're paying a premium for the 'DLF' tag.
Ultimately, it depends on your priorities. If you want a luxury apartment in a central location and don't mind paying a premium, then maybe it's worth it. But do your research first!
I think for that price, you could get something bigger and better in Gurgaon. Just my two cents.
So, anyone actually booked a unit? What was your experience like? Did you manage to negotiate a better price?
Delhi mein aur options hain, definitely. Look at projects in West Delhi - Punjabi Bagh, Rajouri Garden. Or even explore Gurgaon if you're willing to commute.
Anyone know the maintenance charges? That can be a killer after possession.
Good point! Maintenance charges can easily be 10-15k per month in a high-end project like this.
Negotiate maintenance charges upfront! Builders often try to sneak in hidden fees later.
Corner unit hai ya nahi? Which floor? These things matter a lot for resale value.
I saw some negative reviews about the builder's after-sales service. That's a red flag for me. Anyone else heard similar things?
Don't forget to factor in the registration charges and other hidden costs. It all adds up! Budget blowout is a real possibility.
I bought a 3BHK in Kirti Nagar 3 years ago for half the price. Location is similar, connectivity is great. Maybe explore resale options in nearby areas?
U17, Kirti Nagar is a good option, but it's also much more congested. DLF offers better amenities and security, supposedly.
U17, Agreed. Resale in Kirti Nagar or even Rajouri Garden could be a smarter play if budget is a concern.
Current market conditions are crazy. Interest rates are rising, and property prices are already inflated. Is this the right time to buy? I'm holding off for now.
Mera experience DLF ke saath bahut kharab raha hai. Booked a property in Gurgaon 5 years ago, possession abhi tak nahi mila. Be very careful, guys.
Haan exactly, Delhi NCR builders ka yahi problem hai. Promise karte hain moon, deliver karte hain dirt.
U8, which project was it? Name and shame! We need to be aware.
U8, RERA mein complaint file karo! That's what it's there for.
I visited the sample flat last week. Finishings are top-notch, no doubt. But the 3.5 BHK felt smaller than advertised. Carpet area is key, as someone mentioned earlier.
Possession mila kya kisi ko? That's the million-dollar question. Dates keep getting pushed back, it's a common trick.
Possession is slated for Dec 2026 according to the RERA website. But take that with a grain of salt.
2026? LOL. Builder ne phir se date extend kar diya hoga. Expect 2028, minimum.
Overpriced toh hai hi. DLF ka naam hai, toh price chadha dete hain. But honestly, is it really that much better than, say, a Tata project in Gurgaon? Thinking of investing but confused.
Dekha toh maine bhi video. Location toh decent hai, Moti Nagar metro station ke paas. But 5.3 Cr... hmm. Worth it? I doubt it. What's the appreciation potential like? Anyone done the math?
Appreciation potential is linked to the Dwarka Expressway effect. Will that really affect Moti Nagar directly? I'm sceptical.
U3, I checked. Rentals in that area are still pretty low. Don't expect crazy appreciation unless something major changes in the next 5 years.
U3, I think the metro connectivity is the biggest plus. But yeah, 5.3 Cr is steep. Maybe negotiate?
DLF ka construction quality toh achha hota hai, but delayed projects ka record bhi hai. Check RERA registration carefully before even thinking about booking. Don't get trapped!
5.3 Cr for a 3.5 BHK in Moti Nagar? Bhai, that's South Delhi money! Looks fancy, sure, but overpriced lag raha hai. Anyone got the carpet area details? That's what really matters.
