Swastik vs. other Noida builders: What's your take?

Looking to invest in Noida and considering Swastik Developers (Swastik Eternity Buildtech). What do you think about their project delivery timelines compared to others? Has anyone experienced significant delays with them? Also, what's your take on the quality of construction? Are the materials used good, and is the construction durable? I'm trying to gauge the value for money, especially considering the price per sqft. Kya aap logon ko pata hai about any hidden costs associated with Swastik? Which one would you recommend for better ROI in the long run? Mujhe advice chahiye! Thanks!

Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, but neither is functional yet. And it's been 3 years!

Price per sqft kya quote kar rahe hain? Sector 75 ka avg rate is around 6500-7500 right now, depending on the location and amenities.

Don't buy off-plan. That's my advice. Look for resale properties or projects that are near completion. At least you can see what you're getting.

ROI ke liye, Sector 150 is still a good bet, I think. The new metro line is coming up, and rates are likely to go up. But Swastik in Sector 150? I'm not familiar with their projects there.

Sector 150 is good, but it's still developing. Schools, hospitals, markets... everything is still a bit far. Keep that in mind.

Hidden costs? Of course, there are hidden costs! Parking, club membership, maintenance charges... Read the fine print *very* carefully. They'll try to sneak in all sorts of things.

I've heard their construction quality is decent, but 'decent' isn't enough for the price they're charging. Sector 75 mein rates are already inflated. Value for money? I'm not so sure.

File a RERA complaint *and* keep pushing them. Loudly. That's the only way these builders listen. Don't be afraid to make a scene.

Aquamarine is delayed by at least 2 years, last I checked. My cousin booked a flat there and is still waiting. RERA complaint bhi file kiya tha, kuch faida nahi hua.
