Swastik Eternity Buildtech - investment risk?

Has anyone invested in Swastik Eternity Buildtech? I'm worried about project delays. What's the construction quality like? Their pricing seems good, but is it worth the risk? What's your experience with their customer service? Kya aap logon ko pata hai unka RERA record kaisa hai? Mujhe advice chahiye.

I'm also looking for a flat in Noida. Thanks for all the info, everyone! Very helpful. Will definitely check the RERA record.

So, OP, what did you decide? Are you still considering Swastik Eternity?

Check amenities completion before booking, I made that mistake with my first property! They promised a swimming pool and gym, but they're still not functional after 5 years! Huge disappointment.

That's a great point! Amenities are a big selling point, but often they're the last thing to be completed.

pooja.kushwaha17 Mar

Haan, and then they charge you maintenance fees for amenities that don't even exist! It's a scam!

What's the booking amount they are asking for? That's another thing to consider. Some builders ask for a huge amount upfront.

Rising interest rates are making it even harder to justify these risky investments. I'm holding off for now.

Did anyone find out about their RERA record? Kitne projects delayed hain?

S

My friend booked a flat with them 2 years ago. Still no possession. He's regretting it now. Be careful!

U15, Which project was it? Was it also Swastik Eternity?

s
sanjay.joshi.delhi17 Mar

Haan exactly, Noida mein yahi problem hai. Builders promise heaven and deliver hell.

U15, Did he file a complaint with RERA? What's the status?

A
Aditya Chakraborty17 Mar

I'd avoid it. Too many red flags. Better to pay a bit more and go with a more reputable builder. Peace of mind is worth the extra cost.

Totally agree yaar. Sasta roye baar baar, mehenga roye ek baar.

Which builder would you recommend then? Any suggestions for Sector 75?

RERA record check karne ke liye RERA UP website pe jao. Project ka name daalo aur sab details mil jayenge. It's a must before investing.

Customer service is a big indicator. Try calling them and see how responsive they are. If they are slow to respond now, imagine after you've paid the booking amount! Mera experience toh kharab tha with another builder.

Anyone know the RERA number for this project? I can't seem to find it. Please share if you have it.

A
Ananya Sharma17 Mar

U12, I think it's UPRERAPRJ7890. But double-check it on the RERA website yourself.

Bhai, Noida mein toh har builder delay karta hai. It's like a tradition here. Just factor that in when you're making your decision. Don't expect on-time possession.

U3, I visited the site last month. Abhi toh sirf foundation hi dikh raha tha. They are saying possession by 2026, but I'm skeptical. Sector 75 mein hai na yeh?

A
Arvind Khanna17 Mar

2026? That's ages away! Sector 75 is good location-wise, but so many projects are coming up there. Competition is crazy. Is it worth the wait and the risk?

S
Sourav Ghosh17 Mar

U5, Exactly! Sector 75 is getting saturated. Plus, the metro connectivity is still a bit of a hassle. I invested in Sector 150 instead. Thoda mehenga hai, but worth it I think.

s
shreya_trivedi_12345678917 Mar

Sector 150 is good, but very far from everything. Daily commute will be a pain. What project did you invest in?

a
aditya.arora201817 Mar

U6, Sector 150 ka avg rate 7k/sqft hai abhi. Worth it? Depends on your budget I guess. But the green spaces are definitely a plus.

r
rajesh.singh.198817 Mar

U6, I heard Sector 150 mein bhi delay ho raha hai projects mein. Which builder are you with?

S
Shreya Tandon17 Mar

Swastik Eternity? Bhai, I've heard mixed reviews. Pricing is definitely attractive, but that's usually a red flag. RERA record toh check karna hi padega.

G
Geeta Khanna17 Mar

I agree with U1. Low price usually means compromises somewhere - either construction quality or delayed delivery. Don't get lured in by just the price. What sector are you looking at anyway?

A
Ananya Patil17 Mar

Construction quality is my biggest concern. Has anyone actually visited the site? Photos can be deceiving. I've been burnt before.
