I'm confused between Stellar One in Noida Extension and Morpheus Greens in Noida. Location wise, which one offers better connectivity? Kya kisi ko Morpheus Greens mein maintenance charges ka idea hai? Also, Stellar One under construction hai, is it worth the risk? Mujhe advice chahiye, which one is better ROI ke liye?

Guys, seriously, do your due diligence. Visit the sites multiple times, talk to existing residents, and check the builder's background thoroughly. Noida mein bahut scams hote hain.

One thing to remember: resale value. Which project will have better resale value in 5-10 years? That's the real question.
ROI ke liye, you need to consider rental yield also. What's the expected rent in both locations? Does anyone have any data on that?
Rental yield in Noida Extension is around 2-3%. In Noida, it's slightly higher, maybe 3-4%. But vacancy rates are also a factor to consider.

Stellar One is closer to the upcoming Jewar airport, that could be a plus point in the long run. But the delay is a huge concern.
I live near Morpheus Greens. Traffic can be a nightmare during peak hours. Factor that in. Also, the area is still developing, so amenities are not fully developed yet.

Morpheus Greens is alright. I know a couple of people living there. Maintenance is around Rs. 3 per sq ft. Connectivity is good because of the expressway. But the construction quality... *shrugs*

U8, check out Mahagun Moderne and Purvanchal Royal City. Both are good projects with relatively good possession track records. Go and visit the sites before you decide.
