Currently in a 2BHK in Sector 140. Thinking of upgrading to a 3BHK or maybe even a villa. Is the price jump worth it, ya? Already have a home loan, so EMI will increase for sure. Saw some projects by Tribeca Creators LLP. Villas look tempting, but are they overpriced? Should I consider a bigger flat instead? What's the rental yield like for villas compared to 3BHKs? Honestly not sure what to do. Koi advice?

I'd say visit a few villa projects and a few 3BHK apartments. Get a feel for the space and the amenities. Then, crunch the numbers and see what makes the most sense for you.

RERA registration number check karo Tribeca Creators ka. Also, visit the site multiple times and talk to existing residents if possible. Don't just rely on the sales pitch.
I bought a 3BHK in Sector 78 two years ago. Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila. So frustrating! Be prepared for delays, whatever you choose.
Which floor are you on in Sector 140? That makes a big difference in resale value. Higher floors usually fetch a better price. Maybe sell that and use the profit for a bigger down payment?

Also, consider the direction the flat faces. East-facing is always preferred.
Don't just look at the price per square foot. Check the carpet area! Some builders quote a lower price but the actual usable space is much less. Carpet area is what matters.

Rental yield for villas in Noida is usually pathetic unless it's a high-end one in Sector 44 or something. 3BHKs are much easier to rent out and you'll get a decent return. Think practically, dost.
I sold my 2BHK in 140A last year and bought a villa in Sector 150. No regrets! The space is amazing, the community is great. Yes, the EMI is higher, but it's worth it for the lifestyle. But... I did a LOT of research before choosing the builder.
Sector 150 ka avg rate 7k/sqft hai abhi. Villa will be significantly more expensive. Are you factoring in maintenance charges as well? They can be quite high for villas.
7k? More like 8k+ for a decent project. Sector 150 is booming because of the sports city concept.
And the new Jewar airport! That's driving up prices everywhere in Greater Noida West and Noida extension.
Honestly, if you're already feeling cramped in a 2BHK, a 3BHK might not be enough. You'll just want more space in a few years. Villa is a long-term investment, but only if you can afford it comfortably.

Tribeca Creators LLP? Be very careful. I know someone who booked in their project near Pari Chowk and it's been delayed by almost 2 years. Possession mila kya? Check EVERYTHING before you commit.
Haan exactly, Noida mein yahi problem hai! Builders promise the moon and deliver nothing. I'd say stick to a reputed builder if you're going for a villa. Pricey, but worth the peace of mind.

U5 is right. Peace of mind is priceless. I'd rather pay a premium than deal with constant delays and subpar construction.
Gaurs, ATS, Godrej... these are generally considered safe bets. But even they have had delays in some projects. Do your homework!

Totally agree with U1. Villa is a lifestyle upgrade for sure, but Noida mein rental yield isn't great for villas. 3BHKs do much better generally. Depends on your priority - investment or living.
