Currently in a 2BHK in Sector 154. Thinking of upgrading. Saw K V Developers offering villas in Noida Extension. Big price jump though! Is the price jump worth it? Already have a home loan, so EMI will increase a lot. Noida Extension mein ROI sahi rahega ya nahi? Should I stick to a bigger 3BHK instead? Honestly not sure. What's your experience been like? Is it better to hold property for long term or flip it?

Ultimately, it depends on your priorities and financial situation. Villa is a luxury, 3BHK is a necessity. Choose wisely!
Builder ne phir se date extend kar diya lol. Same story every time!
My suggestion: visit the K V Developers site multiple times, at different times of the day. Talk to existing residents (if any). Get a feel for the place before committing.
Be careful - I heard K V Developers has 3 delayed projects in Greater Noida West. Do your homework!
If you are taking a home loan, then look at the interest rates too. With rates going up, EMI will be a big burden if you overextend yourself.

I bought a 3BHK in Sector 16B (Noida Extension) in 2018. Prices have almost doubled since then. But the infrastructure is still a pain point. Frequent power cuts and water issues.
Think about the maintenance costs too. Villas are expensive to maintain. Can you afford it in the long run?

Don't just look at the price per sqft. Check the amenities! Are they actually building a clubhouse, swimming pool, etc., or just showing it in the brochure?
Sector 150 ka avg rate 7k/sqft hai abhi. Maybe look there for a bigger apartment? Better connectivity than Noida Extension.
Long term ke liye hold karna is always better. Flipping rarely works unless you get a really good deal. But with the current market, prices are already high.
Sector 154 is a good location. Why not consider a bigger apartment in the same sector? Less hassle than moving to Noida Extension.

Possession status kya hai K V Developers ka? Anyone has any info?
Last I checked, their Aria project was delayed by at least 6 months. Not sure about their other projects.
Delayed is an understatement! I know someone who booked in Aria 3 years ago, still waiting for possession!
Don't jump into villas just because of the 'villa' tag. Check the carpet area properly. Many villas are just glorified row houses. Also, Noida Extension mein infrastructure is still developing. Are you okay with that?
Exactly! Maintenance charges bhi villa mein bahut zyada hote hain. Upar se security ka alag kharcha.

KV Developers... I've heard mixed reviews. Someone told me their possession dates are always delayed. RERA number check karo aur phir decide karo.
Haan, RERA number is a must! Don't trust anything without verifying on the UP RERA website.
