2BHK or 3BHK in Sector 71? Confused!

Just moved into my 2BHK last month. Possession was in March. One thing nobody told me: maintenance charges! They're killer. Now I'm thinking, should I have gone for a 3BHK for better ROI later? Sector 71 seems promising, but is it already too expensive? VKG Group projects look decent, but builder ka track record kya hai? Any opinions on 2BHK vs 3BHK rental yields in this area? Hope someone can give some advice.
