posted on 28 Mar2BHK owner confused: Upgrade to 3BHK or villa?
Currently in a 2BHK in Sector 44, but family is growing. Thinking of upgrading. Saw some nice villas by JSB Infratech Pvt. Ltd. near Jewar Airport. Property prices wahan thoda zyada hai, obviously. But is the price jump worth it? Already have a home loan, so EMI will increase a lot. Villa matlab maintenance bhi toh zyada hoga na? Should I just stick to a 3BHK? Honestly not sure if the extra space of a villa justifies the cost. Or is it better to wait for property prices near the airport to go down? Any advice from villa owners in Noida? Is the ROI better in the long run?

Don't just look at JSB. Explore other builders near Jewar. There are many options available. Compare prices and amenities.
So, what are you leaning towards now? Villa or 3BHK?
Ultimately, it's your decision. Weigh the pros and cons carefully. Good luck!
Check the carpet area of the villa. Some builders inflate the super area. Carpet area is what actually matters.
I was also confused between 3BHK and villa. Finally decided on a 3BHK in Sector 137. More practical for our family.
Another thing to consider is the current interest rates. Home loan EMI will be significantly higher. Can you afford it comfortably?
Jewar airport ke paas land rates toh sky high ho gaye hain. Investment ke hisab se abhi risky hai.
Have you spoken to your bank about pre-approval for a new loan? That will give you a realistic idea of what you can afford.
Have you considered a larger 2BHK or a 2.5BHK? Sector 44 mein toh option mil jaana chahiye.
Maintenance charges for villas can be crazy! Think about security, gardening, pool (if you have one)... it adds up quickly.
My parents are in a similar situation. They are planning to buy a retirement home near Pari Chowk. Less commute for us to visit.
Villa is a lifestyle choice, not just an investment. If you are looking for ROI, maybe explore commercial properties instead.
Good point! Commercial properties in Noida are booming right now. Shops, offices... better returns than residential.
Prices near Jewar airport are inflated right now due to the hype. Waiting might be a good idea, but who knows when they'll actually come down? Market is unpredictable.
Exactly! Election ke baad kya hoga kisi ko nahi pata. Better to wait and watch.
I live in a villa in Sector 150. Yes, maintenance is higher, but the peace and quiet are worth it. Plus, the kids have so much space to play. But Jewar is still developing... infrastructure is not great.
Sector 150 is different. It's already well-developed. Jewar is still years away from that level of infrastructure.
True. Sector 150 is premium. Jewar is more of a gamble right now. ROI is not guaranteed.
Bhai, my friend bought a flat from JSB and possession mein late kiya tha. He was running after them for months. Be careful!
JSB Infratech? Heard mixed reviews. Check their RERA registration number and past projects before investing. Delay ka scene rehta hai Noida mein.
True that. RERA number is UPXXXX. Check the completion dates of their other projects. Koi court case toh nahi pending?
I upgraded from a 2BHK to a 3BHK in Sector 75 last year. Best decision ever. Villa is a different ball game altogether. Maintenance charges will eat into your savings.
Dekho yaar, it depends on your lifestyle. If you love gardening, need a lot of privacy, and don't mind the commute, then villa is great. Otherwise, 3BHK is more practical.
Villa mein resale value bhi toh dekhna padega na? Is it a gated community? What are the amenities? Sector 44 ka resale is always good.
Villa near Jewar airport? Bhai, thoda dur nahi ho jayega? Daily commute is a killer. Sector 44 is prime location. Think twice before moving so far.
Exactly! Sector 44 se Jewar... almost an hour one way. Unless you work from home, it's not practical.
