Zeta II Greater Noida keeps coming up every time I shortlist something. Our 2BHK is just too small for the kids now, need a bigger 3BHK for their space and school proximity. My wife's priority is a safe neighborhood, obviously. I'm looking at projects like JDS Real Estate Company, budget around ₹1.2 Cr. Honestly, I'm confused about the *true* all-in cost. Builders quote a price, but then there’s stamp duty, registration, PLC, parking, interiors… What kind of percentage should I really budget for these extras in Greater Noida? Is a construction-linked payment plan actually safer for end-users like us compared to a down payment plan, especially with potential project delays? Don't want any nasty surprises at possession time.

But yaar, yeh 'all-in cost' ka chakkar samajh nahi aa raha. Builders kuch aur bolte hain, phir stamp duty, registration, PLC, parking, interiors... kitna extra lag jaata hai? Greater Noida mein in extras ke liye kitna percentage budget karna chahiye
