2BHK to Villa? Is the price jump insane?

Currently in a 2BHK in Sector 110, Noida. Thinking of upgrading to a 3BHK or maybe even a villa. But, bhai, the prices! Is the price jump worth it, honestly? Already have a home loan running, so EMI will be a big factor. Gold Homes Infra Pvt Ltd has some decent options, but I'm not sure if I should go for under-construction or ready-to-move. Heard some horror stories about possession delays. Kya karu? Also, is Noida vs Greater Noida still a debate? Which area gives better returns now? Anyone with experience upgrading, please share your thoughts. Is it a trap?
