Okay I'll be honest — I completely underestimated how confusing this process is. I'm looking to buy my first property in Noida, around ₹80-90L budget. Everyone's talking about Jewar Airport's impact, and areas like Sector 150 or even 137 are on my radar. I'm genuinely torn between a 2BHK and a 3BHK. My parents keep saying 3BHK for better appreciation long-term, especially with the FNG Expressway coming up. But a good 2BHK in Sector 78 or 107 might be more affordable, easier to rent out, and still offer decent ROI. Is a 3BHK really worth the extra EMI burden for future growth, or should I stick to a well-located 2BHK now? What do you think offers better returns in this current Noida market?

Yaar, same boat! 80-90L mein 3BHK Noida mein, especially near good sectors, is tough. I'm also thinking 2BHK in 78 or 107 might be a safer bet. Rentability is a big plus. What's the general consensus on appreciation for 2BHKs here?
Totally agree with you! My budget is similar and 3BHK just feels out of reach. Plus, 2BHKs are easier to maintain, right
