₹1.8 crore for a 3BHK in Sector 65 feels insane right now. I'm fed up of renting, landlord raised rent again, finally taking the plunge. I'm looking at buying in Gurgaon, maybe Golf Course Extension Road or Dwarka Expressway. For my budget, around ₹1.5-2 Cr, I can get a decent 2BHK or a really compact 3BHK from builders like Godrej or Emaar. Honestly not sure if the extra space in a 3BHK is worth the higher EMI and maintenance. Does the 3BHK really give better appreciation or rental yield in Gurgaon? Or are 2BHKs in areas like Sector 102 just smarter for a first-time investor? I'm worried about resale too. What's everyone's experience?

Ultimately, it depends on your family size and long-term plans. If you're single or a couple, 2BHK is a smart, budget-friendly move. If planning family soon, maybe stretch for 3BHK but be realistic about affordability. Resale for both is generally good if the location is prime and the builder is reputed.

My friend bought a 3BHK in Sector 65, paying ₹1.9 Cr. Now struggling with EMI and it's not even that spacious. It's better to buy a 2BHK in a good, established location like near Airport Road rather than a cramped 3BHK in a slightly off location. Resale for prime 2BHKs is also easier.
Bhai, look at the carpet area. Many new '3BHKs' are just glorified 2BHKs with a tiny extra room. Check RERA data, 2BHKs in Golf Course Extension Road are giving better rental yields historically than compact 3BHKs in similar price ranges. Don't just go by the number of rooms.
I bought a 2BHK in Dwarka Expressway last year, around ₹1.3 Cr. Rental yield is decent, and appreciation bhi ho rahi hai. Honestly, 3BHK ka maintenance aur EMI bahut high hota hai, especially for first-time buyers. My friend is struggling with his 3BHK EMI.
