Guys, Mahagun Moderne or Amaroo Greens Studio Apartments, Noida mein kaunsa better hai for investment? Moderne toh ready-to-move hai but price zyada hai. Amaroo Greens ka location kaisa hai? What do you think about the ROI? Which one would you recommend for rental income? Please share your opinions!

I think Amaroo Greens is a better bet. Sector 150 is the future of Noida. Just be patient and do your due diligence.

Moderne is closer to the expressway. Easy commute to Delhi. That's a big plus point.
Don't forget to check the amenities! Swimming pool, gym, clubhouse - are they actually functional in Moderne? I heard some complaints about that.

Sector 150 will benefit from the new metro line extension. Keep that in mind. Long-term gain ho sakta hai.

Mera experience bataun? I bought in a different sector, but similar situation. Ready-to-move liya tha, thinking rent milega. But tenants are always bargaining for lower rent. So, factor that in too.
Studio apartment? Matlab bachelor types hi rahenge. Family ke liye toh mushkil hai. Consider your target audience before investing.
U17, sahi baat hai. Family ke liye 2BHK is better. But studio apartments are easier to rent out, especially to students and young professionals.
And easier to maintain! Less cleaning, less furniture. Plus, lower property tax!

Moderne mein, last I checked, it's around 7k-8k per sq ft. Amaroo Greens should be less, maybe around 6k.
Moderne is more established. Families already living there. Amaroo Greens is still developing. Depends on your risk appetite.
Bhai, both are good options. Just check the builder's reputation carefully. Noida mein bahut fraud hota hai. Don't get trapped!

Amaroo Greens mein possession mila kya kisi ko? Last I heard, thoda delay chal raha hai. RERA registration check karo before investing! Important hai.
Haan yaar, delay toh hai. I think possession is slated for end of this year, but builders ka kya bharosa. RERA number is UPxxxx (example - replace with a real one) if you want to check.

I bought a 2BHK in Moderne 5 years ago. Rental income is decent, around 25k. But the resale value hasn't gone up as much as I expected. Maybe because of all the new construction nearby.
Sector 150 is good for long-term investment. The new Jewar airport will boost property values in that area. But you need to be patient. 5-7 years ka view rakhna hoga.
Mahagun Moderne definitely has a better location, bhai. Sector 78 mein hai, connected bhi hai. Amaroo Greens, Sector 150, is a bit far inside. But price difference toh hoga hi.
ROI ki baat kar rahe ho? Rental income? Sector 150 is upcoming. Moderne is already developed. So, potential for appreciation might be higher in Amaroo Greens. Risky hai but reward bhi zyada ho sakta hai.
Moderne is nice, ready to move, but those society maintenance charges are killer! Have you factored that in? It eats into your rental income, believe me!
