Guys, I'm confused between Swastik Eternity Buildtech and Grisha Orchid Prime in Noida. Both are ready to move, which is great. But what about the location? Which one has better connectivity to the metro or main highways? Kya kisi ko pata hai? Also, price-wise, Grisha Orchid seems more affordable. But is Swastik Eternity worth the extra cost? What do you think about the construction quality of both? Has anyone experienced any issues with either builder? I'm looking for investment potential too. Which one has a better ROI in the long run? Mujhe advice chahiye. Is it worth investing in either?

Thanks everyone for the advice! This is really helpful. I think I'll visit both sites again with these points in mind.
Location is key! Check the social infrastructure around both locations - schools, hospitals, shopping malls, etc.
U1: You can check with local real estate agents for an approximate idea regarding the resale values.
Don't just rely on online reviews. Visit the sites multiple times at different times of the day to get a real feel of the place.
U9, Maintenance charges in Swastik Eternity are around Rs. 3 per sq ft.
Also check the RERA registration details for both projects to verify their legitimacy.
Has anyone done a thorough background check on both builders? Any pending legal issues or anything?
From an investment perspective, consider the future development plans in the surrounding areas. That will significantly impact ROI.
U1: Did you consider resale value? That is also a very important thing while investing.
That's a good point, U2. I haven't looked into resale values yet. How do I even check that accurately?
What's the carpet area difference between similar apartment configurations in both projects?
U1, you mentioned investment potential. What are you looking for specifically? Rental income or long-term appreciation?
Ideally both, U12. But long-term appreciation is more important to me. I can wait for the ROI.
Grisha Orchid has some good deals going on right now. Worth checking out their current offers.
Swastik Eternity seems to be targeting a slightly higher segment of buyers. The amenities are supposed to be better.
Amenities wise, what specifically is better in Swastik Eternity? Any specific examples?
I heard they have a better gym and a bigger swimming pool. Also, the clubhouse is supposed to be more luxurious.
Has anyone actually *lived* in either of these? Real user experiences would be super helpful.
My friend lives in Swastik Eternity. Says the maintenance is a bit high, but otherwise happy with the construction quality.
I know someone who invested in Grisha Orchid a few years back. He's getting decent rental income, but property value hasn't appreciated much.
U7, what kind of maintenance charges are we talking about for Swastik Eternity? Roughly?
Construction quality wise, I've heard mixed reviews about both. Koi consistent opinion nahi hai.

I've heard Swastik Eternity has slightly better connectivity to the Noida-Greater Noida Expressway. But Grisha Orchid is closer to a metro station, I think.
Grisha Orchid is definitely more affordable. Swastik Eternity is priced a bit higher, maybe because of the 'brand' name?
I visited both sites last month. Swastik Eternity seemed to have slightly better finishing in the apartments. But that's just my opinion.
Connectivity wise, I think Swastik Eternity wins. But ROI... that's a tough one. Depends on a lot of factors.
