Max Estates 105 or 128? Your pick?

Hey guys, anyone seen that video comparing Max Estates 105 and 128 in Noida? I'm kinda leaning towards 105, but the video made 128 look pretty good too. What's your take? Is the location of 105 really that much better for investment? Looking for some opinions!

I'm leaning towards 128 because of the price and the already developed infrastructure. 105 is still a bit dusty and under construction.

Check the builder's financial health. Some builders are struggling due to the current market conditions (rising interest rates, etc.).

Don't forget to negotiate hard! Builders are always willing to give discounts, especially if you're paying in cash.

I heard the same thing. Check their RERA filings. They are usually pretty accurate with timelines.

I visited both sites last month. 105 felt more premium, but 128 had more greenery. Personal preference, really.

Don't forget to factor in the maintenance charges! They can be surprisingly high in these luxury projects.

128 has better social infrastructure around it, IMO. More schools, hospitals, and shopping options within easy reach. 105 is still developing in that aspect.

Mera personal experience hai, Sector 137 mein invest kiya tha 5 years ago. Location was promising, but development took forever. Abhi tak full potential nahi aaya. Don't get swayed by future promises!

I think 105 will appreciate more in the long run because of its proximity to the expressway and commercial hubs. But it's a longer term play. 128 is more livable right now.

Long term is the key. Noida Extension mein bhi same hua tha. Initially, no one wanted to invest, but now prices are soaring.

I saw the video too! 105 definitely has better connectivity, especially with the upcoming Jewar airport. 128 is nice, but a bit interior, right?

Connectivity toh theek hai, but what about the price difference? Is 105 really worth the premium over 128? I'm thinking long term rental yield.

Exactly my thought! Rental yield is key. 105 might be fancy, but will you get enough rent to justify the cost?

U3, you're right. Price difference matters. I checked, it's almost 15-20% higher in 105 for similar sized apartments. Worth considering.

Bhai, I've been tracking Max Estates for a while. Their construction quality is top-notch, no doubt. But possession dates are always a gamble. Check RERA records carefully before investing.
