Guys, I'm based in Dubai. Can't visit Noida easily. ATS One Hamlet is ready, but expensive. Marshal City Shine is cheaper, but under construction. Which one gives better rental income and appreciation in the long run, yaar? Which one is a safer bet considering builder reputation? Mujhe advice chahiye.

Don't forget to factor in property tax and registration charges! It adds up quickly.
So, OP, what did you decide? Which project are you leaning towards?
Ultimately, it's your money, your call. But definitely do your homework before investing in Noida real estate. It can be a wild ride!
What's the current rate per sqft in both projects? That's the first thing you should compare.
One Hamlet is probably around 8-9k. Marshal City Shine might be 6-7k. But these are just estimates. Negotiate hard!
Another thing to consider: resale value. ATS will always have better resale value than Marshal.
Anyone know if the new metro line will extend to Sector 150? That would be a game changer for Marshal City Shine.
I'd personally go for ATS One Hamlet. Safer option, better brand. You're investing from Dubai, so you need something reliable.
One Hamlet is closer to the expressway, right? That's a big plus for connectivity.
Sector 150 is good for future appreciation, but currently, One Hamlet will give you better rental returns. Think long term vs short term.
Don't just look at the price, yaar. Check the amenities! Is the swimming pool actually working? Is the clubhouse complete? I made that mistake once.
Inflation is hitting hard, bhai. Real estate prices are going up everywhere. If you can afford ATS, go for it. Peace of mind is worth the extra cost.
Mujhe toh lagta hai ki Marshal City Shine mein risk zyada hai. But high risk, high reward, right? Depends on your investment strategy.
Marshal City Shine is in Sector 150, right? That area is developing rapidly. But construction quality... that's the big question mark.
ATS One Hamlet, definitely the safer bet. But check the OC. Possession mila kya already?
OC mil gaya hai, I think. But double check before you put your money down.
My friend booked a flat in Marshal City 2 years ago. Still waiting for possession! Builder keeps giving excuses. Be very careful!
One Hamlet is good, but expensive *hai*. Are you looking at 3 or 4 BHK? That makes a big difference in rental yield. Also, maintenance charges are a killer in ATS.
Marshal City Shine... hmmm... RERA registration check kiya kya? Sometimes these 'cheaper' projects have hidden costs and endless delays.
Exactly! RERA number is your best friend. Don't trust anything else.
Haan, and even with RERA, follow up regularly. Builders in Noida are notorious for delaying things.
I invested in ATS Greens Village years ago. Possession was delayed by almost 2 years! But eventually, the appreciation was good. So, patience is key, but do your due diligence!
Bhai, rental yield Noida mein is generally not that great compared to, say, Bangalore. Expect 2-3% max. Appreciation potential is better, especially with the Jewar airport coming up.
True that! Jewar airport is a game changer. Which sector are you looking at? Some sectors are better connected than others.
Bro, Dubai se investment? Good thinking! Both projects are decent, but ATS is safer. Marshal ka reputation is...iffy, to say the least. Rental income will be higher in ATS immediately because it's ready to move.
I agree. ATS is a established brand. Marshal... not so much. Risk appetite pe depend karta hai, bhai.
