ATS One Hamlet vs Marshal City Shine: Better ROI?

Guys, I'm based in Dubai. Can't visit Noida easily. ATS One Hamlet is ready, but expensive. Marshal City Shine is cheaper, but under construction. Which one gives better rental income and appreciation in the long run, yaar? Which one is a safer bet considering builder reputation? Mujhe advice chahiye.

One Hamlet is probably around 8-9k. Marshal City Shine might be 6-7k. But these are just estimates. Negotiate hard!

Another thing to consider: resale value. ATS will always have better resale value than Marshal.

One Hamlet is good, but expensive *hai*. Are you looking at 3 or 4 BHK? That makes a big difference in rental yield. Also, maintenance charges are a killer in ATS.

I invested in ATS Greens Village years ago. Possession was delayed by almost 2 years! But eventually, the appreciation was good. So, patience is key, but do your due diligence!

Bhai, rental yield Noida mein is generally not that great compared to, say, Bangalore. Expect 2-3% max. Appreciation potential is better, especially with the Jewar airport coming up.

Bro, Dubai se investment? Good thinking! Both projects are decent, but ATS is safer. Marshal ka reputation is...iffy, to say the least. Rental income will be higher in ATS immediately because it's ready to move.
