ATS One Hamlet vs Jaypee Kosmos: Which is better?

Guys, I'm based in Dubai and can't visit Noida. Which is better for investment, ATS One Hamlet or Jaypee Kosmos? Kosmos is ready to move, sahi hai na? But ATS has a better builder reputation, right? Also, what about rental yields? Mujhe advice chahiye, yaar!

Last I heard, it was around 6500-7000 per sq ft. But prices are rising due to the new metro line.

I invested in ATS Greens Village (another ATS project) 5 years ago. Possession was delayed by 2 years! Be prepared for delays, even with a good builder.

Sector 131 is a good location. Close to the expressway. Easy access to Delhi and Greater Noida.

Bhai, personally, I would go with ATS. Even with potential delays, the quality is usually better. But get a good deal on the price!

Don't trust builders blindly, especially with delayed projects. Check RERA records for both projects. That's the safest way to know their track record.

Good point! RERA registration number is UP RERA [Fake RERA number for ATS] and [Fake RERA number for Jaypee]. Check the completion dates there.

Mujhe toh ATS ka layout zyada pasand aaya. Open spaces zyada hai. Kosmos feels a bit cramped.

Bhai Dubai se investment? Good thinking! Kosmos is ready, that's a plus. But ATS ka naam toh hai. Rental yield dono mein around 2-3% milega, I think. Depends on the exact unit and floor.

Kosmos is ready to move, but check the OC first! Occupancy Certificate is a must, warna baad mein problem hoga.
