Guys, I'm based in Dubai and can't visit Noida. Which is better for investment, ATS One Hamlet or Jaypee Kosmos? Kosmos is ready to move, sahi hai na? But ATS has a better builder reputation, right? Also, what about rental yields? Mujhe advice chahiye, yaar!

So, what did you decide, OP? Did you go with ATS or Jaypee?
Ultimately, it depends on your risk appetite. Ready-to-move offers less risk, but under-construction offers potentially higher returns.
Don't forget about maintenance charges! Kosmos might have higher maintenance costs since it's an older project.
Mera personal experience hai, always prefer a builder with a good track record, even if it means waiting a bit longer. Peace of mind is priceless.
Rising property rates are making me anxious! Should I buy now or wait for a correction?
Both are decent options, but do your due diligence. Check the fine print, visit the site (if possible), and talk to existing residents.
For investment, I'd lean towards ATS One Hamlet. Better long-term potential, despite the construction delays.
Have you considered other options in the same price range? Maybe something in Sector 150? That area is booming.
What's the current going rate per sq ft in ATS One Hamlet? Anyone know?
Last I heard, it was around 6500-7000 per sq ft. But prices are rising due to the new metro line.
Depends on the floor and facing. Higher floors will cost more.
I heard there were some legal issues with Jaypee projects. Double-check that before investing.
I invested in ATS Greens Village (another ATS project) 5 years ago. Possession was delayed by 2 years! Be prepared for delays, even with a good builder.
Exactly! ATS is good, but delays are common. Factor that into your ROI calculation.
2 years! Oh god. Maybe Kosmos is the safer bet then.
That's Noida for you! Delayed projects everywhere.
Which sector is Greens Village in? Just curious.
Sector 131 is a good location. Close to the expressway. Easy access to Delhi and Greater Noida.
Bhai, personally, I would go with ATS. Even with potential delays, the quality is usually better. But get a good deal on the price!
Haan, price negotiation is key. Market is a bit slow right now, so you can bargain hard.
I live near Sector 131. One Hamlet is still under construction, right? Possession kab tak denge?
Don't trust builders blindly, especially with delayed projects. Check RERA records for both projects. That's the safest way to know their track record.
Good point! RERA registration number is UP RERA [Fake RERA number for ATS] and [Fake RERA number for Jaypee]. Check the completion dates there.
RERA mein bhi sab sach nahi hota bhai. But it's a good starting point for research.
Mujhe toh ATS ka layout zyada pasand aaya. Open spaces zyada hai. Kosmos feels a bit cramped.
Bhai Dubai se investment? Good thinking! Kosmos is ready, that's a plus. But ATS ka naam toh hai. Rental yield dono mein around 2-3% milega, I think. Depends on the exact unit and floor.
ATS One Hamlet definitely has a better builder reputation, no doubt. Jaypee... well, you know their story. But ready-to-move has its advantages. Less risk of delay.
Rental yield is important, but also think about appreciation. Sector 131 is developing fast. Metro bhi aa rahi hai. Long term mein ATS might be better.
Kosmos is ready to move, but check the OC first! Occupancy Certificate is a must, warna baad mein problem hoga.
Haan, OC is super important. My friend bought in a 'ready' project without OC and now he's stuck.
Exactly! OC nahi toh illegal construction. Don't fall for that trap.
Where can we check the OC status for Kosmos?
