Guys, I'm based in Dubai and can't visit Noida easily. Looking at Eldeco Edge and ACC Homes. Eldeco is almost 8Cr! Is the carpet area efficiency really worth it? ACC Homes is way cheaper, but completed projects...worried about hidden costs. Also, resale value after 5 years? Which one's better for rental income, considering I'll need a property manager? Mujhe advice chahiye yaar. Change my mind! What do you think?

So, OP, what did you decide? Eldeco or ACC? We're all waiting to hear!
Another thing to consider is the society culture. Eldeco might attract a more affluent crowd, which can be a plus for some people.
8Cr is a huge investment. Have you considered other options in the same price range? Maybe something in Gurgaon or South Delhi?
For rental income, ACC Homes might be better initially, as others have said. But factor in potential maintenance headaches and tenant turnover. Eldeco might be more stable in the long run.
Ultimately, it depends on your risk appetite, OP. Eldeco is safer, ACC Homes is potentially higher reward, but also higher risk.
Mujhe toh lagta hai ki you should physically visit the sites before making a decision. Pictures and videos can be deceiving.
Check the floor plans carefully. Eldeco Edge might have bigger apartments, but are they designed well? Sometimes, cheaper apartments have better layouts. Don't get blinded by the brand.
What's the carpet area difference between the two projects, OP? That's the most important thing. Super area is a scam!
Don't forget to factor in maintenance charges. Eldeco might have higher maintenance due to the premium amenities.
I've heard Eldeco Edge has excellent amenities, but are they actually functional? Check with existing residents if possible.
ACC Homes, which project are you looking at specifically? They have a few in Noida Extension. Builder reputation is key. Check their track record on Propmyna itself.
Rental income from Eldeco Edge will be lower percentage-wise due to the high investment. But the quality of tenants will be better, less headache. You'll need a good property manager either way.
Bhai Dubai mein ho toh INR vs AED conversion rate bhi dekh lo properly. Might make a difference in your decision.
I'd personally prefer Eldeco Edge for peace of mind. ACC Homes ka naam itna nahi suna hai. But do your research on hidden costs. Ask for a detailed breakdown of all charges.
Haan, exactly. Hidden costs are a killer. I got burned by one builder in Noida Extension. Never again!
Which builder, U14? Name and shame them! We need to warn others.
8Cr for Eldeco Edge? Bhai, that's steep! ACC Homes might seem cheaper now, but hidden costs are a real pain. Resale after 5 years, I'd lean towards Eldeco for the brand, but damn, that price. Rental income wise, ACC might give better returns initially, but Eldeco will appreciate more. Tough call yaar.
Don't just look at the carpet area efficiency, U1. Eldeco's build quality and amenities are usually top-notch. Have you checked the RERA registration for both projects? ACC Homes ka possession status bhi dekh lo ek baar.
Eldeco Edge is in Sector 150, right? That area has really gone up. But 8Cr is still a lot. I bought a 3BHK in Sector 75 three years ago for half that! Crazy market now.
Sector 150 is prime location, U3. The new Jewar airport is a big factor. But yeah, 8Cr... I'd also be worried about resale value if the airport doesn't take off as planned.
Exactly! Jewar airport is a gamble. Everyone's banking on it, but what if it's another Yamuna Expressway fiasco?
Airport toh dur ki baat hai, sector 150 mein abhi tak proper connectivity bhi nahi hai. Traffic is a nightmare during peak hours.
