ACC Homes or Sharnam Homes, which one's sahi for investment in Noida? Sharnam is cheaper, but what's the carpet area like compared to ACC? Has anyone experienced possession delays with either? Also, kya logon ko pata hai which has better rental potential? Just trying to figure out the best ROI.

U4, Sector 143 is a good location. Good connectivity to Delhi also.
U11, Connectivity is good, but traffic can be a pain during peak hours. Be prepared for that.

I'd personally lean towards ACC Homes. Thoda mehnga hai, but peace of mind is worth it. Sharnam seems risky, based on what I've heard.

ACC ka RERA registration check karo. See how many projects they have delivered on time. That's the best indicator.
Rental potential dono ka same hi hoga, I think. Depends on the exact location within the sector. Good schools and markets nearby are key.
My friend booked in Sharnam a year back. He's regretting it now. Says the builder is unresponsive and the construction progress is slow. But this is just one person's experience.

U6, U7, It was ACC Golfshire in Sector 150. He booked in 2019, possession was promised in 2022, got it in early 2023. Thoda construction issues the, but overall satisfied hai woh.
Sector 150? That area is booming now. Metro connectivity ka bhi plan hai na?
Don't just look at the price. Dekho amenities kya de rahe hain. Gym, swimming pool, park... fully functional hai ya sirf naam ke liye?
Sharnam is cheaper because land acquisition cost kam hoga maybe? ACC is probably paying more for premium locations. Just a thought.
ROI ki baat kar rahe ho? Forget both. Invest in land near Jewar Airport. Much better returns in the long run. This is just my opinion. Rest is your choice.

ACC Homes mein I know someone who got possession 6 months late. But build quality is good, apparently. Sharnam ka toh I haven't heard much positive news.

ACC Homes ya Sharnam, tough choice hai bhai. Sharnam is definitely easier on the pocket, but ACC ka construction quality better suna hai. Koi actual user batao yaar!
I've heard Sharnam's carpet area is a bit less than what they advertise. ACC is supposedly more transparent. But delays toh dono ke saath sunne mein aate hain. Which sector are we talking about?
