Sharnam Homes vs Pihu Kingston Royal Homes: Thoughts?

Hey guys, I'm looking at investing in Noida again. I've been checking out Sharnam Homes and Pihu Kingston Royal Homes. Sharnam is cheaper, around 24L, but it's already completed. Pihu is more expensive, 26-37L, but 'ready to move'. Which one is better, yaar? I'm thinking about rental potential, so which would attract more tenants, you think? Carpet area efficiency bhi important hai. Has anyone experienced living in either? Also, what about builder trust factor? I want something with good resale value in 5 years. Mujhe advice chahiye! What's your take? Batao bhai!

Overall, both have pros and cons. Sharnam's price is attractive but location is a concern. Pihu's location might be better but builder reputation and higher price are drawbacks. Weigh your priorities and choose accordingly. Good luck!

Personally, I'd lean towards Pihu if the builder is reputable and the location is good. But that price difference is significant. Do your homework!

Don't forget to factor in the cost of furnishings and other expenses. That 24L or 37L is just the beginning!

I bought in Sector 150 three years ago. Prices have doubled since then! But back then, the risk was higher. Now, everything is so expensive.

Don't just look at the price. Look at the amenities! Are they actually functional? Swimming pool, gym, clubhouse... Are they actually built and maintained?

Sharnam is completed, so you can actually visit and see the flat. Pihu is 'ready to move' but maybe not fully ready. Go see both, compare, and then decide.

Also, consider the maintenance charges. They can be a killer! Especially in Pihu, given the 'royal' name.

Pihu Kingston, I've heard mixed reviews. Some say the builder is unreliable. Check their RERA registration number and see if there are any complaints.

Carpet area efficiency is super important! Don't fall for the super area trap. Sharnam ka carpet area check karo properly.

I live near Sharnam Homes. It's decent. Not amazing, but decent. The location is a bit of a problem though. No good schools nearby. That will affect rental potential.

I invested in Pihu a while back. 'Royal Homes' naam toh bada hai, but construction quality is average, tbh. They promised so much, delivered less.

Sharnam Homes is in a slightly interior location, right? That's why it's cheaper. Rental yield might be lower because of that. But 24L is a steal if the carpet area is decent.

Resale value in 5 years? Bhai, that's a tough one. Market conditions are crazy right now. Rates are already so high. But Noida is always a good bet in the long run.

24L mein Sharnam...sounds too good to be true. Check the fine print, U1. Carpet area kitna de rahe hain? Pihu ka builder reputation better hai I think. But 26-37L is a big jump!

Exactly U2! 'Ready to move' ka matlab bhi check karo. Possession mila kya sabko? Sometimes they say ready, but finishings are still pending.

U3, true that! I saw a 'ready to move' flat last month. Lift was missing! LOL. Builder ne bola 'bas lagne wala hai'.
