ACC Homes vs Sharnam: Which is better, guys?

ACC Homes has more options, but Sharnam is cheaper. Carpet area wise, kaunsa better hai? Anyone checked the actual possession status of both? Mujhe advice chahiye, investment ke liye. What do you think?

Check the builder's previous projects. ACC Homes has a decent track record. Sharnam, I'm not so sure.

Main bhi investment ke liye dekh raha hoon. Socha tha ki Sharnam le loon, but after reading all these comments, I'm reconsidering.

So, OP, what did you decide? ACC or Sharnam?

Don't forget to negotiate! Builders are always willing to give discounts, especially if you're paying in cash.

Anyone knows the current circle rate in Sector 150?

ACC Homes ka brand value is better. Sharnam is relatively new.

I'm an NRI looking to invest. Is it safe to invest in Noida right now, considering the market fluctuations?

Sector 150 mein toh rates are going up like crazy. New metro line is coming, that's why. Investment ke liye abhi bhi time hai, but don't wait too long.

ACC Homes has better floor plans, in my opinion. Sharnam's layout felt cramped.

Be careful with Sharnam. I heard they are having some financial issues. Do your due diligence before investing.

I visited both sites last month. ACC Homes ka sample flat was much better maintained. Sharnam's felt a bit neglected.

Thanks, everyone! This is really helpful. I'm leaning towards ACC Homes, but I'll do a thorough check of the RERA documents and visit the site again.

ACC Homes ka possession status is delayed by almost 6 months, I heard. Sharnam ka I'm not sure.

6 months? That's nothing in Noida! I've been waiting for 2 years for my flat in Sector 75.

Guys, don't just look at the price. Amenities dekho, quality of construction dekho. Sharnam mein finishing is not that great, from what I've seen.

I booked a flat in ACC Homes Phase 2 last year. They promised possession by December, but now they are saying March. Frustrating!

Welcome to the club! Builders always delay. Read the fine print of your agreement carefully.

Which floor are you guys looking at? Ground floor mein rate kam hota hai, but resale value kam hota hai.

R
Ramesh Iyer19 Mar

Sharnam is cheaper for a reason. Quality wise, ACC is better. I have friends living in both. ACC mein maintenance bhi better hai.

Carpet area, always check RERA documents. Builders are notorious for fudging that. Don't trust their brochures.

Haan bhai, this is the most important thing. RERA registration number nikal ke, website pe check karo.

arun_pillai_kerala19 Mar

RERA number is legit, I checked it for Sharnam last week. But still, physical visit is a must.

Investment ke liye, sector 150 is the place to be. Both are decent options, but consider the appreciation potential. Metro connectivity bhi dekhna.

ACC Homes vs Sharnam? Tough one, bhai. ACC mein options toh hain, but Sharnam ka price is tempting. Carpet area is important, agreed. Possession ka kya scene hai, anyone knows? Investment ke liye, I'm also confused!

sameer_jain_202319 Mar

Exactly my dilemma! ACC Homes ka location is better, near the expressway. But Sharnam is offering some good discounts right now.
