ACC Homes vs Pihu Kingston: Noida mein kaunsa better?

Yaar, I'm finally taking the plunge and buying a place in Noida. Fed up of paying rent! Been looking at ACC Homes and Pihu Kingston Royal Homes. ACC Homes is completed, sahi hai, no risk of delay. But Pihu Kingston is cheaper, almost ready to move bhi hai. What do you think? Is the builder trust factor better with ACC? Kisi ko experience hai? Also, carpet area efficiency kiska better hai? Mujhe advice chahiye, which one should I consider for better rental potential? 10 saal rent waste kiya, ab ROI chahiye bhai. Any suggestions?

Which floor are you looking at? Corner units usually fetch a higher rent. Also, facing matters – east-facing is preferred.

Bhai, avoid both and check out ATS projects. They are reliable and have great resale value.

Be careful — I heard Pihu Kingston has some pending approvals. RERA registration number check karo before booking. Don't just go by the price.

ACC Homes is good but very expensive. Pihu Kingston might be cheaper but low quality. I would suggest look for mid range project. Sector 7x has decent options.

Honestly, if ROI is your main concern, look at the resale market too. Sometimes you can get a better deal on a ready-to-move-in apartment.

Sector 150 is the future, guys! Metro coming up soon. But rates are already high. ACC Homes might be a better option in terms of value for money.

Builder ne phir se date extend kar diya lol. Classic Noida builder move. Be prepared for delays, no matter who you choose.

Mera bhi same experience tha 2 years ago. I chose a smaller builder and regretted it. Delay ho gaya, quality issues, sab kuch jhela maine. Go with a trusted name, even if it costs a bit more.

Bhai, ACC Homes is definitely the safer bet. Pihu Kingston ka naam toh pehle baar sun raha hoon. Builder reputation matters a lot, especially in Noida. Delay ho gaya toh phas jaoge.

Totally agree with U1. ACC Homes kaafi established hai. But check karlo carpet area efficiency. Sometimes, they promise one thing, deliver another. RERA mein sab details mil jaayega.

Pihu Kingston Royal Homes is in Sector 16B, right? I saw their ad. Price is tempting, but what about the long-term value? ACC Homes probably appreciates better. Rental potential bhi check karna important hai. Koi rent pe reh raha hai nearby, unse poochho.
