Jaypee Kosmos vs Sharnam Homes: Which one is better?

I'm confused between Jaypee Kosmos and Sharnam Homes. Kosmos is ready to move, which is a big plus. But Sharnam Homes ka price is way lower, almost half! Kya scene hai? Is Jaypee worth the extra cost? Also, anyone living in either? How's the maintenance? And carpet area kitna milta hai actually, brochure mein toh bahut dikhate hain. Mujhe advice chahiye, family ke liye kaunsa sahi rahega? What do you think?

Don't forget to factor in the registry charges and other hidden costs. Sharnam may seem cheaper now, but those costs add up!

Yeh Noida mein toh yahi problem hai. Every builder promises the moon but delivers a crater. Be very careful who you trust with your hard-earned money.

I heard Sharnam Homes ka builder is relatively new. They don't have a proven track record like Jaypee. Risk factor zyada hai.

Family ke liye, I would suggest Kosmos just because it's ready to move. Schools, hospitals, markets sab paas mein hai. Sharnam mein time lagega sab set hone mein.

I booked a flat in Sharnam Homes last year. Price was definitely the deciding factor. Yes, Sector 108 is still developing, but the potential is huge. Metro connectivity bhi aane wali hai.

Carpet area brochure mein toh sab bada bada dikhate hain. Reality mein 20% kam hi hota hai. Check the actual agreement carefully before booking.

Mera experience Jaypee ke saath bahut kharab raha hai. Possession milne mein 2 saal lag gaye. I would be very cautious.

U10, I heard it's around 1400 sq ft for a 3BHK in Kosmos. But confirm it yourself. Don't trust anyone blindly.

U12 is right. 1400 is an inflated number. Check the RERA approved plan. It will have the exact carpet area.

Kosmos is a good project, no doubt. But Sharnam Homes is almost half the price? Something's fishy. Check the builder's reputation and RERA registration properly. Don't just go by the price tag.

I agree with U2. Price difference itna zyada hai toh definitely kuch toh reason hoga. Maybe land dispute, approvals pending, or quality compromise. Investigate properly!

Bhai, I've heard mixed reviews about both. Jaypee toh naam hai, but maintenance charges are insane! Sharnam... never heard of them. Sector 137 mein hai kya?

U4, Sharnam Homes is in Sector 108. And you're right about Jaypee's maintenance. They charge a bomb!

Haan, Sector 108 abhi under construction hai kaafi. But prices are lower for a reason. Opportunity bhi hai agar long term view hai toh.

Sector 108? That area is still developing, right? Infrastructure wise, Sector 137 is much better.
