Eldeco Edge vs ACC Homes: Noida investment advice?

Guys, I'm based in Dubai and looking to invest in Noida. Can't really visit for site inspections, so relying on you all. What do you think about Eldeco Edge vs ACC Homes? Eldeco is ready to move, sahi hai na? But the price difference is HUGE. Is it worth it? Mujhe advice chahiye. ACC Homes is way more affordable. I'm thinking rental potential, since I'll need a property manager anyway. Which one would attract better tenants and rent? Also, kya aap logon ko pata hai about the builder trust factor? Has anyone experienced delays or issues with either of these? Any thoughts? Not sure which one to go for yaar.

Eldeco Edge is closer to the metro, right? That's a big plus for tenants. ACC Homes might be further inside, which could affect rental demand.

I bought a property in Noida Extension 5 years ago. Rates have almost doubled! But the rental yield is still low. So, consider both capital appreciation and rental income.

Rental potential depends on the apartment size too. 2BHK or 3BHK? What's the demand in that area? Check online portals like Magicbricks and 99acres to see the prevailing rental rates.

Yaar, these builders are all the same. Promise heaven and deliver hell. Be very careful. Read the fine print in the agreement. Hire a lawyer to review it if necessary.

Someone mentioned Sector 75 delays. I've heard similar stories about projects near the Noida Expressway. Connectivity is good, but builder issues are a major concern there.

What's the approx price per sq ft for both? And what amenities are included? Swimming pool, gym, clubhouse? These things attract tenants.

ACC Homes ka brochure dekha tha maine. They're promising a lot, but the construction quality seemed average. Eldeco is definitely better in that regard. But is that worth the extra money? That's the question.

Ready to move is a HUGE advantage these days. So many projects are delayed. At least with Eldeco Edge, you can start earning rent immediately. Consider that opportunity cost.

Bhai, if you're not visiting, get a trusted friend or relative to do a site visit and property inspection. Pictures and videos are not enough. You need to see the actual construction quality.

ACC Homes... I think they're relatively new. Eldeco is a well-established name, but that comes at a price. For rental, young professionals prefer modern amenities. Dekho kis mein zyada facilities hain.

Mujhe lagta hai Eldeco Edge mein better tenants milenge. It's a more premium product. But calculate the rental yield carefully. If ACC Homes gives you a better ROI, despite lower rent, go for it.

Price difference kitna hai exactly? And which sector are we talking about? Sector 150 is very different from Sector 93A. Location matters for rental potential.

I invested in Eldeco Amaze a few years back. No major issues, but the maintenance charges are quite high. Be prepared for that. They keep increasing it every year.

Dubai se invest karna is tricky bhai. Eldeco Edge is good, ready to move is a big plus. But ACC Homes is definitely more budget-friendly. Rental income dekho toh ACC Homes might be better initially, less EMI.

Eldeco Edge is premium, no doubt. But HUGE price difference? Check the carpet area carefully. Sometimes they inflate the rate per sq ft. ACC Homes ka reputation kaisa hai? Never heard much about them.

Yaar, builder trust is everything! I got stuck with a project in Sector 75. Possession abhi tak nahi mila. Check RERA registration and past project deliveries for both. Don't just go by the marketing.

Sector 75 is a nightmare! Which builder bhai? I'm also stuck there. Been waiting for 4 years!

RERA registration is just a formality these days. Doesn't guarantee anything. But definitely check for complaints against both builders online. Consumer forum mein bhi dekhna.
