ACC Homes vs Ultra Home Tech - Noida?

Looking at ACC Homes and Ultra Home Tech Park. Wife wants ready-to-move, but Ultra Home Tech Park seems cheaper per sqft. Is under construction worth the risk? What do you think?

So, what did you decide, OP? ACC Homes or Ultra Home Tech Park? We're all curious!

Ultimately, it depends on your risk appetite and budget. If you can afford it, go for ready-to-move. Otherwise, do your due diligence on the builder.

Don't forget to factor in the stamp duty and registration charges! They add up quickly.

@U17 Legal notice is a good first step. Document everything.

Consider the resale value too. ACC Homes generally has better resale value than lesser-known builders.

Have you considered other options in Noida Extension? Prices might be slightly lower there.

ACC Homes ka maintenance charges bhi high hota hai. Ultra Home Tech Park ka kya scene hai? Anyone know?

@U12 Heard it's slightly lower, but depends on the amenities. Check what's actually functional vs. what they promised.

@U13 Exactly! Check amenities completion before booking, I made that mistake in my previous property.

@U12 Don't forget the hidden costs - club membership, parking... They'll get you somehow!

My parents are also looking for a ready-to-move flat in Noida. But the prices have skyrocketed! It's so difficult to find something affordable.

I invested in Ultra Home Tech Park two years ago. They promised possession by now, but abhi tak kuch nahi hua. Builder ne phir se date extend kar diya lol. Feeling frustrated.

@U17 I told you! Under construction is risky. Should have gone for a reputed builder like Godrej or Tata, even if it costs more.

@U17 Lawyer se consult karo. RERA mein complaint file karo. Don't wait!

@U17 Bhai, same here! Which tower are you in? Maybe we can form a group and put pressure on the builder.

@U18 Good idea! Unity is strength. Legal notice bhejni padegi shayad.

Possession mila kya kisi ko Ultra Home Tech mein? That's the real question. RERA registration number kya hai, check karo online.

P

@U7 RERA number is UPXXXX, but even with RERA, builders find loopholes. I'd personally prefer ready-to-move. Less stress.

Ready to move is always better. But budget bhi toh dekhna padega. Ultra Home Tech Park is probably 15-20% cheaper per sqft, right? That's a significant difference.

Bhai, don't just look at the sqft rate. Check the carpet area. Some builders cheat you on that. And hidden charges... beware!

I bought in Sector 150 three years ago when prices were much lower. Now, with the new Jewar airport coming up, rates are crazy! But I still think ready-to-move is safer. Peace of mind is priceless.

M
Meera Khanna18 Mar

Under construction is cheaper for a reason, my friend. Check the builder's RERA record thoroughly. Delayed projects are a huge headache.

Which sector are you looking at? That makes a big difference in Noida. Sector 75 mein ACC Homes is pretty good, but crowded.

I
Ismail Qureshi18 Mar

@U3 Sector 75 is good, but parking is a nightmare! I've heard Ultra Home Tech Park in Sector 108 is better planned. But construction quality... that's the question.

A
Aarti Verma18 Mar

@U4 Sector 108 is far from the metro, though. Think about connectivity. ACC Homes usually has better locations, closer to amenities.

K
Kritika Singh18 Mar

Ultra Home Tech... name sounds fancy, but have you checked their past projects? I heard some horror stories about possession delays. Mera ek dost phas gaya tha.

Divya Shetty18 Mar

ACC Homes is generally safer, bhai. Ultra Home Tech Park... that's a gamble. Ready-to-move mein peace of mind milta hai, worth the extra cost imo.
