Looking at ACC Homes and Ultra Home Tech Park. Wife wants ready-to-move, but Ultra Home Tech Park seems cheaper per sqft. Is under construction worth the risk? What do you think?

Ultimately, it depends on your risk appetite and budget. If you can afford it, go for ready-to-move. Otherwise, do your due diligence on the builder.
Don't forget to factor in the stamp duty and registration charges! They add up quickly.

Consider the resale value too. ACC Homes generally has better resale value than lesser-known builders.
Have you considered other options in Noida Extension? Prices might be slightly lower there.

My parents are also looking for a ready-to-move flat in Noida. But the prices have skyrocketed! It's so difficult to find something affordable.

Ready to move is always better. But budget bhi toh dekhna padega. Ultra Home Tech Park is probably 15-20% cheaper per sqft, right? That's a significant difference.
Bhai, don't just look at the sqft rate. Check the carpet area. Some builders cheat you on that. And hidden charges... beware!
I bought in Sector 150 three years ago when prices were much lower. Now, with the new Jewar airport coming up, rates are crazy! But I still think ready-to-move is safer. Peace of mind is priceless.

@U3 Sector 75 is good, but parking is a nightmare! I've heard Ultra Home Tech Park in Sector 108 is better planned. But construction quality... that's the question.
