ATS vs Sharnam: Which Noida project is better?

ATS One Hamlet or Sharnam Homes, which gives more usable space? Heard ATS is super expensive now. Sharnam is more affordable, but is it worth it? What's your take, Noida folks? Mujhe advice chahiye!

Whatever you choose, get a home loan pre-approved first. Makes the whole process smoother.

One thing I liked about ATS is their commitment to green spaces. Sector 104 is relatively greener than other sectors.

Sharnam Homes is closer to the FNG Expressway, right? That's a big plus for connectivity to Ghaziabad and Faridabad.

Ultimately, it depends on your priorities and budget. List down your requirements and see which project ticks more boxes. Good luck!

Best advice so far! Thanks U14.

Agreed! Priorities set karo, then decide. Don't get swayed by marketing gimmicks.

So, OP, what did you decide? ATS or Sharnam? Batao toh sahi!

S
Sanjay Deshmukh18 Mar

Usable space wise, Sharnam might be slightly better. ATS tends to have larger balconies and common areas, which eat into the carpet area.

Check amenities completion before booking, I made that mistake in my previous property. Swimming pool never got finished lol.

R
Riya Mukherjee18 Mar

Don't forget to factor in maintenance charges! ATS is likely to have higher maintenance because of the premium amenities.

Honestly, both are good options. But with the rising property rates in Noida, you need to make a decision quickly. Delay karoge toh aur mehenga ho jayega sab kuch.

RERA registration numbers check karlo dono projects ka. That's the first thing you should do before even visiting the site.

f
faisal.mirza.199018 Mar

Good point! RERA number se pata chal jayega ki builder legit hai ya nahi.

radha_chopra199018 Mar

Aur RERA website pe complaints bhi check karo, if any. That's where you'll find the real story.

Bhai, builder log toh sab ek jaise hi hote hain. Promise karte hain chand taare, dete hain mitti aur dhool. Be careful!

My friend booked in Sharnam Homes. He's happy with the layout and the price he got. But he's still waiting for possession, almost a year delayed now. So, do your research!

h
hema.tripathi.india18 Mar

A year delayed? That's not good. Which phase did he book in?

s
simran_k418 Mar

Exactly why I'm hesitant to invest in anything new. Better to go for a ready-to-move-in property, even if it's a bit more expensive.

Possession mila kya kisi ko Sharnam mein? Heard there were some delays initially.

I booked a 3BHK in ATS One Hamlet two years ago. Paid a premium, but the construction quality is top-notch. No regrets so far. Amenities are all functional too.

Don't just go by the builder's name. I invested in a smaller project in Noida Extension, and the returns have been fantastic. Location matters more than the brand in many cases.

r
rajesh.yadav.xyz18 Mar

Noida Extension is risky though, no? Infrastructure is still developing.

d
dhruv_gandhi_xyz18 Mar

Haan, Noida Extension is a gamble. But the prices are lower, so the potential for appreciation is higher. High risk, high reward!

One Hamlet is in Sector 104, right? That area is pretty well-connected. Sharnam Homes kahaan par hai exactly?

H
Hema Tripathi18 Mar

ATS One Hamlet is overpriced now, agreed. Sharnam Homes is good, but check the builder's track record carefully. Delayed projects toh nahi hain?

S
Saira Ali18 Mar

I'd say visit both sites, check the sample flats, and then decide. Pictures can be deceiving. See the construction quality yourself. Which sector are you looking at specifically?

R
Riya Mukherjee18 Mar

Sharnam is more affordable, true. But ATS has that brand value, right? Resale value bhi toh dekhna hai.

d
dinesh.mishra.202418 Mar

Resale value is important, but are you buying to live or invest? If you're living, space and amenities matter more, I think.

v
vikram.sethi78918 Mar

Exactly U5! And resale value depends on so many things, not just the builder name. Location, Metro connectivity, etc. all play a role.

v
vivek.tandon.gamma18 Mar

True that! Sector 150 is booming right now because of the connectivity. So Sharnam might have a good resale value in the future too.

A
Ashok Jain18 Mar

Tough choice, bhai! ATS is definitely premium, but Sharnam is giving good competition at that price point. Usable space wise, both are decent. Depends on your budget honestly. Budget kya hai tera?
