Ultra Home Tech Park vs Sharnam Homes - Which one?

I'm thinking of upgrading from my 2BHK, and these two are on my radar. Ultra Home Tech Park is under construction, right? Sharnam Homes is ready to move, which is tempting. Kya aap logon ko pata hai about carpet area efficiency in both? Which one gives more usable space, yaar? Also, builder trust factor important hai. Which one has a better track record, mujhe advice chahiye.

Sharnam Homes is good for families. Safe, secure, and well-maintained. But it's a bit far from the main city.

Carpet area efficiency depends on the layout also. Some 2BHKS are just badly designed. Check the sample flats, both projects mein.

Check the reviews online also. But don't believe everything you read. Some reviews are fake. Use your common sense.

Ultra Home Tech Park. I think that's by ABC Builders. Their track record is…mixed. They completed one project on time, but another one in Greater Noida West is delayed by almost two years. Be careful.

Don't just look at carpet area. Check the built-up area and super area too. Builders play games with these numbers.

Personally, I'd prefer a ready-to-move option. The peace of mind is worth the extra cost. Dealing with builders in Noida is a headache.

Ultra Home Tech Park...isn't that the one near Pari Chowk? Under construction hai toh definitely lower price hoga now. But you're taking a risk, yaar.

Carpet area efficiency... good question! Usually, ready-to-move projects have slightly better carpet area because they were built before all the new regulations came in. But check the floor plans carefully.

I bought in Sector 150 three years ago. Prices have almost doubled! But back then, even ready-to-move options were cheaper. Now, everything is expensive, especially with the rising interest rates.

Ultra Home Tech Park vs Sharnam Homes - tough choice! Sharnam is def safer if you want to move in ASAP. But Ultra, if the builder delivers, could be a good investment for the future. Carpet area ka toh pata nahi, but builder reputation is key here.
