Ivory County Noida - Overpriced or worth it?

Dekha yeh Ivory County ka video. Sector 115 mein hai. Looks nice, but those prices! They're quoting something like ₹3.5 crore onwards. Location toh theek hai, near FNG expressway. But is it really worth that much, ya sirf hype hai? My budget is a bit lower, honestly. What do you guys think about the price point? Any opinions on County Group as builders also?

At the end of the day, it's your money. Do your due diligence, compare options, and don't rush into anything. Noida market mein bahut projects hain. You'll find something that fits your budget and requirements.

One more thing: check the maintenance charges. They can be surprisingly high in these 'luxury' projects and can add a significant amount to your monthly expenses.

I visited the site last month. The sample flat was nice, but the overall construction quality seemed average. Not worth the price tag, in my opinion. They are banking on the location advantage only.

Haan exactly, Noida mein yahi problem hai. They show you a fancy sample flat and then the actual flat is totally different.

Check the builder-buyer agreement very carefully. Make sure the penalty clauses for delays are clearly defined. Otherwise, you'll be at their mercy if they delay the project.

Also, think about the resale value. Will this property appreciate enough to justify the high price? Do your research on similar properties in the area and see how they've performed over the past few years.

County Group has a project in Sector 50 also, right? Any thoughts on that one? Is it any better?

I bought in Sector 75 three years ago for much less. Rates have definitely gone up since then, especially with the new metro line coming up, but 3.5 Cr for Sector 115... still seems high. Inflation kaafi hai yaar.

RERA registration number check karo website pe. See if there are any complaints or pending issues. That's the first thing you should do before even considering a project.

My cousin was looking at this project too. He backed out after finding out about the builder's history of delays. He ended up buying something in Greater Noida West – much more affordable, but obviously different location.

Honestly, prices are crazy everywhere. But you're paying for the brand name and the 'luxury' tag. If you're okay with a slightly less fancy project, you can definitely find something more reasonable. Don't get caught up in the hype.

I booked a flat in their other project, County Walk. Possession was promised in 2020. Abhi tak nahi mila. Court case chal raha hai. Be very careful!

Dekho bhai, Noida mein prices are generally high. Especially if it's a 'luxury' project. But 3.5 Cr for 115... I'd shop around a bit more if I were you. Look at resale options too, you might get a better deal.

That's the million-dollar question! If no one's living there yet, it's a red flag. Check the occupancy certificate (OC) status.

3.5 crore? Bhai, Sector 115 mein? Seems steep. I agree with you, location is okay but not prime. County Group... mixed reviews sune hain maine. Invest cautiously.

Overpriced lag toh raha hai. Check the carpet area properly before you commit. They inflate the super area like anything. Also, County Group ka reputation itna solid nahi hai. Google their past projects, you'll get an idea.

Hype hi hai mujhe toh lagta hai. Sector 150 mein better options mil jaenge in that budget. Maybe check out Godrej or ATS projects there? They have better connectivity too.

Sector 150 is good, but it's further away from Delhi. 115 has the FNG expressway advantage. But yeah, 3.5 Cr is a lot. What configurations are they offering for that price?

Exactly! Sector 150 is nice and green, but commuting to Delhi is a pain. 115 is more convenient for some people. Depends on where you work, I guess.

They are offering 3BHK and 4BHK. The 4BHK units are pushing 4 crore easily. Ridiculous, I tell you!
