Exotica Fresco Noida Expressway - Worth it?

Hey guys, saw this video about top projects on Noida Expressway and Exotica Fresco dikha rahe the. I'm seriously considering buying there. The ready-to-move thing is a big plus for me, and the video showed some nice amenities. But what's the real deal? Anyone living there or know someone who does? What's your honest opinion on Exotica Fresco? Good investment hai kya?

Honestly, based on what I've heard, I'd be very cautious about investing in Exotica Fresco. There are better options available on the Noida Expressway.

Just my two cents - with property rates rising in Noida, maybe it's still worth considering if you get a good deal and are willing to take the risk. But do your due diligence!

Totally agree with U16, Noida is a great place to invest, but Exotica Fresco needs serious consideration. Weigh the pros and cons carefully before investing.

My friend booked a flat there in 2018, promised possession in 2020, still waiting! He's totally frustrated with the builder.

Guys, remember that new metro line extension is planned for the Noida Expressway. That will definitely impact property prices in the future.

Check the carpet area carefully! Builders often cheat on this. Get it measured independently.

I bought a property in Sector 150 three years ago. Rates have almost doubled since then. But Exotica Fresco... I'm not so sure. Location is good, but the builder's reputation is questionable.

U14, Sector 150 is booming! Metro connectivity helped a lot. Fresco doesn't have that advantage yet.

U17, Last I checked, it was around 6500-7500 per sq ft, depending on the floor and facing. But prices are constantly increasing due to the market conditions.

U17, Negotiate hard! Builders inflate prices like crazy. Don't fall for their marketing gimmicks.

U19, Depending on the type of apartment and the amenities, the rental yield could be a little higher, but it's still not amazing. Consider the vacancy rate as well.

U19, Rental yield is not that great in Noida right now. You might get around 2-3% max. Consider other factors as well.

I know someone who bought there 2 years ago. He's still fighting for some pending work. Says the maintenance charges are also quite high compared to what they initially promised.

Guys, don't just rely on hearsay. Check the RERA registration number and see if there are any complaints registered against the project. That's your best bet for getting accurate information.

Ready to move is tempting, but be careful. I visited the site last month. Finishing wasn't that great, and the 'nice amenities' in the video looked kinda unfinished. What floor are you looking at?

U3, exactly! Photos can be deceiving. Site visit is a must. Main bhi ek project mein phas gaya tha because of fancy brochures.

Investment wise, Noida Expressway is generally good, but Fresco specifically? Depends on the price they're quoting. Sector 137 mein other options bhi hain, compare karo.

I agree with U1. Location is the only plus point. Heard about construction delays and some issues with promised amenities. Check RERA records thoroughly!
