Realtyvision 4th Ave vs Sai Elite Galaxy?

Okay, controversial opinion but isn't Realtyvision 4th Avenue kinda overhyped? It's ready to move, sahi, but the price per sqft seems way too high. I'm looking at Sai Elite Galaxy too, and it's cheaper, but under construction. My parents keep saying ready-to-move is safer, but honestly, is it worth the extra cost? Which one's a better investment long term, ya know, for like 5 years? I'm so confused! Also, what about carpet area? Which one gives you more actual usable space? Change my mind, guys. What do you think?
