Vihaan 107 vs RN Royal Apartment: Better ROI?

So, I'm looking at ready-to-move options in Noida. Vihaan 107 and RN Royal Apartment are both on my radar. Vihaan is pricier, but is it worth it? I'm thinking long-term appreciation, not just rental yield. Anyone have experience with resale value in either of these societies? Also, what about carpet area efficiency? RN Royal seems to offer more space for the price. But Vihaan claims better amenities. Which ones are actually USEFUL, though? I don't want to pay for fancy stuff no one uses. Kya aap logon ko pata hai which one is better for families? Mujhe advice chahiye yaar!
