Vihaan 107 vs Eldeco Ananda: Which is better ROI?

I'm confused between Vihaan 107 and Eldeco Ananda. Vihaan 107 mein rate is decent, but what about the actual carpet area? Eldeco Ananda is ready to move, sahi hai, but resale value kya hai? I'm looking for investment, 5 saal ke liye. Which one gives better rental yield, guys? Anyone has experience with either? Which builder is more trustworthy, honestly? Mujhe advice chahiye!
