Vihaan 107 vs Jagdambe Apartments: Which is better?

Controversial opinion, but ready-to-move is always better, right? Vihaan 107 looks good, but Jagdambe is cheaper per sqft. Is the risk worth it? Also, anyone know about actual carpet area difference? Mujhe advice chahiye. Which one has better rental potential, bhai? What do you think?
