L&T Green Reserve vs. Rudra Apartments: Worth the premium?

Hey guys, I'm confused. L&T Green Reserve is super expensive, but Rudra Buildwell is relatively affordable. What do you think? Is the carpet area in L&T justified by the price difference? Also, Rudra is under construction, so *risk* hai. Has anyone experienced delays with Rudra Buildwell? Frankly, I'm looking for 5-year appreciation. Which one would give better ROI, *yaar*? *Mujhe advice chahiye*!
