Eldeco Ananda vs L&T Green Reserve: Which is better?

I'm looking to upgrade to a bigger flat in Noida, maybe a 3BHK. Kids' school is important. Eldeco Ananda is ready to move, which is a plus. Has anyone experienced their possession process? L&T Green Reserve looks fancy, but it's super expensive! Is the carpet area worth the price difference? What do you think? Safe society bhi chahiye. Which one is better for families, yaar?

Be careful — I heard Eldeco has a few delayed projects in Greater Noida West. Check their track record carefully.

L&T is definitely a safer bet in terms of completion, but the price is a huge factor. If budget is a constraint, Ananda might be the better option. Depends on your priorities, I guess.

School is important. Check the school bus routes for both societies. Also, proximity to good hospitals. That's crucial for families.

Don't forget to factor in the maintenance charges! L&T will probably have higher maintenance. Check that before finalizing.

L&T Green Reserve is in Sector 128, I think. It's a bit further out. But the expressway access is good. What's the current rate per sq ft they are quoting?

My cousin booked in Green Reserve. He said around 12k per sq ft. Too much, I think! Sector 150 ka avg rate 7k/sqft hai abhi.

12k! That's insane! But L&T is known for quality. Still, very expensive.

Sector 150 is good but still developing. Infrastructure is not fully there yet.

I'd say visit both sites multiple times, at different times of the day. See the traffic, the crowd, the overall vibe. That's what I did before buying.

I looked at Ananda last year. Found the finishing to be just okay. Nothing great. But the price was decent. Sector 93, right?

Sector 93A, actually. And yeah, finishing is average. But ready to move is a big plus with all these builder delays happening everywhere.

Bhai, L&T is L&T. Brand value is huge. But yeah, pocket pe bahut bhaari padega. Possession mila kya Ananda mein? Heard mixed reviews.

Safe society chahiye toh both are good, I think. But for kids, Ananda might be better. I know families living there and they seem happy. Green Reserve is still developing, right?

Green Reserve mein carpet area is supposedly bigger for the same 'super area'. But is it really? I'd double-check the fine print. Builders can be shady, yaar.

Haan, that's why RERA is important. They have to declare the accurate carpet area now. Check the RERA registration number for both projects.

RERA number check karo, but also physically measure the flat if possible. I know someone who still got cheated!

Exactly! Super area mein sab kuch daal dete hain - lift lobby, stairs... Carpet area is the real deal.
