ATS Destinaire vs Eldeco Ananda: Which one, guys?

I'm finally taking the plunge and buying a place in Noida, fed up of renting! I'm stuck between ATS Destinaire and Eldeco Ananda. Eldeco is ready to move, which is tempting, but ATS Destinaire looks fancier. What do you think? Has anyone experienced delays with ATS projects? I'm worried about possession. Eldeco Ananda being ready is a big plus, but is it worth the extra cost? What about resale value later on? Which one has better floor plans and usable space, yaar? Mujhe advice chahiye! EMI vs rent math is killing me. Which project is better for a family, sahi mein? Is it better to invest in under-construction projects? I'm not sure what to do!

Possession mila kya kisi ko Eldeco Ananda mein? Any issues with the construction quality?

I know someone who got possession recently. They said there were a few minor issues, but the builder fixed them quickly.

Honestly, if you are fed up of renting, go for Eldeco Ananda. Peace of mind is worth something, right?

My two cents: If you can afford the extra cost, go for Eldeco Ananda. Ready possession is a huge advantage in today's market. ATS, despite looking good, is too risky given their past performance.

Under-construction projects are cheaper, but the risk is high. Especially with builders like ATS. I'd stick to ready-to-move if I were you.

Bhai, this builder ka track record bahut poor hai. Check RERA website properly. Don't just go by the fancy brochures.

Sector 150 ka avg rate 7k/sqft hai abhi. Eldeco in Sector 93 is probably around 8k? Negotiate hard!

Don't just look at the price per sqft. Check the super area vs carpet area ratio. Some builders cheat you there.

Destinaire is Sector 150, right? That area is developing rapidly. Good for investment, maybe? But possession might take time.

For a family, I think Eldeco Ananda is a better option. More families are already living there, so you'll have a good community. Plus, it's ready!

Mera bhi same experience tha 2 years ago! Under-construction mein phase gaya tha, abhi tak possession nahi mila. Ready-to-move is worth the extra cost, trust me.

Check the RERA registration number for both projects and see if there are any complaints. That's the first thing you should do!

Eldeco Ananda is good, but the floor plans are a bit cramped, especially the 2BHKs. Destinaire has more open spaces, I feel. But then again, it's under construction...

Exactly! Usable space is crucial. No point in fancy amenities if you're living in a matchbox.

U9, have you actually visited both sites? Pictures can be deceiving. Go see the sample flats yourself.

EMI vs rent is a tough one. But with property prices going up, buying now might be a good idea. Rent toh waste ho jaata hai na?

ATS Destinaire is beautiful, no doubt. But bhai, ATS ka naam sunke darr lagta hai. So many delayed projects! Eldeco being ready is a HUGE plus. Go for it if you need a place ASAP.

I agree with U2. Dekhne mein sab achha lagta hai, but possession is king! Under-construction is risky, especially now with interest rates going up.

Destinaire has better amenities, I think. But Ananda is closer to the metro, right? That's important for resale value later on.

Haan yaar, metro connectivity is a game changer in Noida. Sector 78 is already buzzing because of it.

U4, you're right about the metro. But Destinaire is closer to the Noida-Greater Noida Expressway, which is also a big advantage.
