Hi guys, I'm based in Dubai and looking to invest in Noida. Can't visit for site inspections easily. I've been considering ATS Destinaire and Jaypee Kasa Isles. What do you think about the builder trust factor? Has anyone experienced delays with either of them? Also, which one has better rental potential, given Kasa Isles is ready to move? Mujhe advice chahiye, I'll need a property manager later. Is the carpet area efficiency good in both, or is one better? Thanks!

Honestly, both have their pros and cons. If you need rental income ASAP, Kasa Isles. Otherwise, ATS Destinaire *might* be a better long-term investment. But builder risk is always there, especially in Noida. Good luck, bhai!

U16, property management charges vary depending on the services offered. Typically, it's a percentage of the rental income (5-10%).
Don't forget to check the amenities completion status before booking! I made that mistake in my previous investment. The swimming pool is still under construction after 3 years lol.
So, OP, what are you leaning towards now? Still considering both, or are you leaning towards ATS Destinaire after all the warnings about Jaypee?
For rental potential, Kasa Isles is better *right now* because it's ready to move. But long term, ATS Destinaire might be better because Sector 150 is developing rapidly. Think about future appreciation too.
Mujhe lagta hai, if you're not in a hurry, ATS Destinaire is the better choice. Jaypee has too much baggage. But do your due diligence! Check the builder's track record, RERA approvals, everything.
I bought in Jaypee Greens (different project) 5 years ago. Possession was delayed by almost 2 years! Never again, yaar. ATS is definitely more reliable. But still, read the fine print carefully.

U5, I heard the same thing. Tower G ka toh RERA registration bhi pending hai, right? Someone check on UP RERA website.
U6, you're right! RERA registration number is UPxxxx for Tower G...check it out. It shows an extended completion date. Be careful guys!
I invested in ATS Destinaire a while back. Location is good, close to the expressway. Rental potential should be decent once the metro line extends further. But yeah, delays are a given. Factor that into your calculations.
U8, which floor did you get? And what was the price per sq ft back then? Curious to compare with current rates.
U9, Sector 150 ka avg rate 7k/sqft hai abhi. Depends on the facing and the view. Expressway facing will always be more expensive.

Bhai, Jaypee? Are you sure? Their Kasa Isles project...possession mila kya kisi ko time pe? I've heard horror stories. ATS is safer, but even they delay. Sector 131 is good though, location-wise.
Totally agree with U2. Jaypee is a gamble, yaar. ATS Destinaire is a safer bet, but don't expect on-time possession. Add at least 6 months to their promised date. Carpet area efficiency is decent in ATS, haven't checked Kasa Isles recently.
U3, 6 months? More like a year, bhai! Mera dost ne book kiya tha ATS Green Village. Promised possession was 2022, abhi tak nahi mila.
U4, which tower in Green Village? Tower G is still stuck, heard they're having some issues with approvals. Maybe that's the delay.
