Vihaan 107 vs Rudra Apartments: Which is better?

Guys, I'm confused between Vihaan 107 and Rudra Buildwell. Vihaan is ready to move, which is great. But Rudra is cheaper. What do you think about carpet area? Wife wants a safe society for kids. Which one is better for school proximity, yaar? Mujhe advice chahiye. Any thoughts?

Don't forget to factor in the registry charges and stamp duty. It can add a significant amount to the overall cost.

So, OP, what did you decide? Vihaan or Rudra? We're all curious!

Ultimately, it depends on your risk appetite and budget. If you can afford Vihaan and need a ready-to-move-in property, go for it. But do your due diligence!

Rudra Buildwell ka RERA registration number check karo. Everything should be transparent. Don't trust their words blindly.

Someone mentioned schools earlier. Lotus Valley International School is quite close to Vihaan 107. Rudra might be a bit further.

I think for kids and peace of mind, Vihaan 107 is a better bet, even if it's pricier. Rudra seems too risky with the possession issues.

What's the latest price quote you got for a 3BHK in Vihaan, with parking? Anyone?

a
aarti.dwivedi.abc20 Mar

Last I checked, it was around 1.6 Cr for a decent 3BHK with parking. Negotiate hard!

c
chandini_c20 Mar

1.6 Cr is too much! Sector 107 is overpriced. Check sector 7x, might find better deals.

Mere cousin ne Rudra mein book kiya tha 2018 mein. Abhi tak possession nahi mila. Legal battle chal raha hai. Be very careful.

Which floor are you guys considering in Vihaan? Higher floors offer better views, but maintenance is higher.

M

Vihaan 107 has good connectivity to Noida Expressway. That's a big plus if you work in Gurgaon or Delhi.

U4, which tower are you in? I'm planning to visit next week. Any other issues I should be aware of?

m
mohit.kumar78920 Mar

Tower C. And yes, parking space is a major issue. They promised covered parking for everyone, but it's a mess. Also, maintenance charges are very high.

j
jasleen.ahluwalia20 Mar

U4, bhai, maintenance charges kitna hai per sqft? That's a crucial factor.

s
saurabh.khanna.k20 Mar

U8, generally in Sector 107, maintenance is between Rs. 3-5 per sqft. Depends on the amenities, of course.

Rudra is cheaper for a reason. Check their past projects. Delayed possession is a common complaint. Vihaan is safer in that regard, but you pay a premium for it.

Carpet area is key! Don't just go by the super area. Builder log chuna lagate hain. Ask for the exact carpet area calculation. RERA rules ke hisab se hona chahiye.

I'm an NRI and looking to invest in Noida. Is it a good time to buy, considering the rising property rates?

f
farhan.qureshi_1120 Mar

U12, Sector 150 is a good option for investment. Lots of new developments happening there.

s
saurabh_chopra_abc20 Mar

U12, Also consider the upcoming metro extension. It will boost property values in the long run.

a
arijit.roy.delhi20 Mar

U12, rates are definitely going up due to the new Jewar airport and improved connectivity. But do your research. Not all projects are worth it.

A
Anita Kulkarni20 Mar

School proximity? Which school are you targeting? That makes a big difference. DPS Sector 30? Amity? Check the bus routes from both societies.

M
Mohit Kumar20 Mar

I invested in Vihaan 107 3 years ago. Amenities are still not fully complete. Swimming pool is always 'under maintenance'. Don't fall for their marketing pitch. Check everything physically before buying.

M
Manisha Tandon20 Mar

U4, seriously? 3 years and pool is still not ready? That's ridiculous! I was considering Vihaan. Now I'm having second thoughts.

S
Sourav Das20 Mar

U5, exactly! Builder log jhoot bolte hain. I've been waiting for possession for 5 years! RERA complaint file karo, tabhi kuch hoga.

Aarti Dwivedi20 Mar

Vihaan 107 vs Rudra? Tough choice, bhai. Vihaan ka location toh solid hai, but Rudra is definitely lighter on the pocket. Safe society for kids is important, I agree. Let's see what others say.

R
Ramesh Pandey20 Mar

Rudra Buildwell...hmm, I've heard mixed reviews. Thoda research kar lo before committing. Carpet area is a big factor, especially with kids. Vihaan is ready to move, that's a huge plus point these days. Possession mein tension nahi.
