Guys, I'm confused between Vihaan 107 and Rudra Buildwell. Vihaan is ready to move, which is great. But Rudra is cheaper. What do you think about carpet area? Wife wants a safe society for kids. Which one is better for school proximity, yaar? Mujhe advice chahiye. Any thoughts?

Don't forget to factor in the registry charges and stamp duty. It can add a significant amount to the overall cost.

Ultimately, it depends on your risk appetite and budget. If you can afford Vihaan and need a ready-to-move-in property, go for it. But do your due diligence!
Rudra Buildwell ka RERA registration number check karo. Everything should be transparent. Don't trust their words blindly.
Someone mentioned schools earlier. Lotus Valley International School is quite close to Vihaan 107. Rudra might be a bit further.
I think for kids and peace of mind, Vihaan 107 is a better bet, even if it's pricier. Rudra seems too risky with the possession issues.
What's the latest price quote you got for a 3BHK in Vihaan, with parking? Anyone?
Last I checked, it was around 1.6 Cr for a decent 3BHK with parking. Negotiate hard!
1.6 Cr is too much! Sector 107 is overpriced. Check sector 7x, might find better deals.
Mere cousin ne Rudra mein book kiya tha 2018 mein. Abhi tak possession nahi mila. Legal battle chal raha hai. Be very careful.

Vihaan 107 has good connectivity to Noida Expressway. That's a big plus if you work in Gurgaon or Delhi.

Tower C. And yes, parking space is a major issue. They promised covered parking for everyone, but it's a mess. Also, maintenance charges are very high.

Rudra is cheaper for a reason. Check their past projects. Delayed possession is a common complaint. Vihaan is safer in that regard, but you pay a premium for it.
Carpet area is key! Don't just go by the super area. Builder log chuna lagate hain. Ask for the exact carpet area calculation. RERA rules ke hisab se hona chahiye.

I invested in Vihaan 107 3 years ago. Amenities are still not fully complete. Swimming pool is always 'under maintenance'. Don't fall for their marketing pitch. Check everything physically before buying.
