posted on 20 MarGaurs Aero Suites vs Jaypee Kasa Isles?
Guys, I'm based in Dubai and looking to invest in Noida. Can't visit easily, yaar. Been checking out Gaurs Aero Suites and Jaypee Kasa Isles. Jaypee is ready to move, sahi? But what about resale value and rental income compared to Gaurs? Which one's better for appreciation in the next 5 years? Is the carpet area in Jaypee worth the higher price? Mujhe advice chahiye!

Bhai, real estate is always a gamble. But Noida is a good market in the long run.
So, what did you decide, OP? Gaurs or Jaypee?
Check the builder's approval from Noida Authority. That's very important.
Mera bhi same question hai! Which floor are you considering in Gaurs Aero Suites? Lower floors are cheaper, but higher floors have better views.
Possession mila kya kisi ko Gaurs mein? I'm hearing mixed reviews.
I think Gaurs is a long-term play. If you're looking for quick returns, Jaypee might be better. But do your due diligence on Jaypee's finances.
Don't just rely on online reviews. Visit the site yourself, if possible. See the construction quality, the amenities, the surroundings.
Another thing to consider is the developer's reputation. Gaurs is known for delays, but Jaypee has financial issues. Choose your poison!
Gaurs Aero Suites ka price point kya hai? Anyone knows the current rate per sq ft?
Last I checked, it was around 5500-6000 per sq ft. But prices are rising, especially with the new metro line coming up.
5500? Bhai, Sector 150 mein bhi itna hi rate hai! Better to invest there, I think.
Be careful with Jaypee. They have a history of financial problems. Check their current financial situation before investing.
Honestly, both have pros and cons. For immediate rental income, Jaypee is better. For potential appreciation, Gaurs is better, but it's riskier.
Thanks for the advice, guys! So, RERA check is a must. And carpet area is crucial. I'll also look into Sector 150. Any specific projects you recommend there?
Rental income in Jaypee will be immediate, since it's ready. But Gaurs might fetch higher rent later if the airport area develops well. It's a gamble.
Sector 150 mein dekha? That's where the action is now. Rates are high, but the infrastructure is good.
I invested in Jaypee Greens 5 years ago. Regret it now. Resale value is not great. Maintenance charges are also high.
Don't forget to factor in the registry charges and stamp duty, yaar. That's a big expense.
Gaurs Aero Suites is still under construction, right? I heard possession is delayed. Jaypee is definitely ready to move, but that area is a bit isolated. Resale, I think, will depend on how well the airport develops.
Exactly! Airport pe sab depend karta hai. If the airport works, Gaurs will boom. Otherwise...
Isolated? Kasa Isles is near Pari Chowk, not *that* isolated. But Gaurs, with the airport, has more potential for appreciation, I agree.
Mujhe bhi advice chahiye thi! I'm also looking in Noida Extension. Gaurs ka naam toh suna hai, but delayed projects ka bhi naam hai.
Haan bhai, Gaurs ka track record mixed hai. Check RERA registration number before investing. Don't just go by marketing talk.
RERA website pe jaake check karo, sab pata chal jayega. Delays ka record bhi wahan mil jayega.
Carpet area in Jaypee vs. Gaurs... that's a good point. Check the actual carpet area, not just the super area. Builders are notorious for inflating super area.
True that! I bought a flat thinking it was 1200 sqft, turned out to be barely 900 sqft carpet area. Lesson learned!
Bhai, Dubai se Noida? Risky move hai, yaar. Jaypee Kasa Isles toh theek hai, ready to move hai. But resale... hmm... depends on the sector. Gaurs Aero Suites ka location is better, near Jewar airport. But possession ka kya scene hai?
