Elite X vs Other Noida Options? Better Value?

This Elite X video mentioned 11,000 per sqft. for a 3BHK in Sector 10. That sounds decent, but Noida mein aur bhi projects hain. I'm looking for something similar, maybe around 2000 sqft. Has anyone compared Elite X with, say, something in Gaur City or near Pari Chowk? Is the location really that much better? What's your take on the overall value proposition compared to other projects? Mujhe feedback chahiye.
