Okay, I'll say it - Amrapali Eden Park seems overpriced. 1.25Cr? Really? Urbtech Xaviers is completed, that's a huge plus, less risk, right? But resale value kya hai? Carpet area efficiency is key, kisi ko pata hai? I'm thinking long-term investment, 5-year appreciation. Which one's better ROI, guys? Mujhe advice chahiye. Change my mind about Amrapali - tell me why it's worth the premium. What do you think?

So, consensus seems to be leaning towards Urbtech Xaviers, despite the slightly lower location advantage. Thanks, everyone!
Don't forget to factor in the current interest rates on home loans. It's affecting affordability.
Ultimately, it depends on your risk appetite, U1. If you want peace of mind, go for Urbtech. If you're willing to take a gamble for potentially higher returns, then maybe Amrapali.
Check the OC (Occupancy Certificate) for Urbtech Xaviers before you finalize anything.
What did you decide, U1? Which property are you going for?
I think the new Jewar airport is going to boost property values in Noida. Consider that in your 5-year appreciation plan.
Urbtech Xaviers is completed, but check for hidden charges. They might try to squeeze you for parking, club membership, etc.
Possession mila kya Urbtech Xaviers mein sabko? Koi issues toh nahi hai?
That's a good question! Anyone who has taken possession, please share your experience.
Amrapali name itself is a red flag for me. I wouldn't touch it with a ten-foot pole.
I invested in Sector 150 three years ago. Rates have almost doubled. Noida is booming, guys!
Sector 150 is definitely a good investment hub. But connectivity toh improve honi chahiye.
U1, you need to do your due diligence. Check the RERA registration for both projects. See if there are any pending cases against the builders.
Eden Park ka construction quality dekha hai kisi ne? Is it worth the premium?
Honestly, I'd go with a smaller, more reputable builder. Peace of mind is priceless.
Location is key, U6 is right. Eden Park's location is prime. But Amrapali... their reputation is still a question mark.
Don't even think about Amrapali. My friend booked a flat with them 10 years ago, still fighting for possession.
Oh god, that's scary! Which project was it?
Exactly! Avoid at all costs! There are so many better builders in Noida now.
Anyone know the current resale rates in Urbtech Xaviers?
Last I checked, around 6500-7000 per sq ft. Depends on the floor and facing.
Check Magicbricks or 99acres. You'll get a better idea.

Bhai, 1.25Cr for Amrapali? Are you sure? Check the super area they are quoting. They are notorious for that. Urbtech Xaviers is better in that aspect, I heard.
Exactly! Super area mein toh sab loot rahe hain. Carpet area dhang se batao toh pata chale.
Super area is a scam, totally agree. RERA mein bhi kuch nahi hota inka.
Urbtech Xaviers is good because it's ready to move in. No tension of delayed possession. But Amrapali Eden Park ka location is better, near the expressway.
