Ultimately, it depends on your risk appetite. If you want a safer bet, Burgundy is the way to go, despite the higher price. If you are willing to take a chance, KVD Wind Park might be worth considering, but do your due diligence!

One thing to remember, Noida authority is very strict now. Builders can't get away with delays easily anymore. RERA and the authority are working together to protect buyers' interests.

Current market conditions are tough. Interest rates are high, so EMI will be a pain. Think carefully before taking a loan.

I think location matters most. Sector 143 is upcoming, but Sector 96/97 near Burgundy is already well-developed. That's a big advantage.
Be very careful with KVD. They promised covered parking, but now they are saying it's optional and chargeable! Dhoka!
Mera ek dost ne Burgundy mein invest kiya tha 5 years ago. He's still struggling to find a tenant who can afford the rent. Think about rental yield also.
Don't just look at the price. Check the carpet area offered by both builders. Sometimes, the cheaper option has a smaller carpet area, making it less value for money.
Unitech ka toh naam hi kharab hai. I wouldn't touch anything they're building, even with a ten-foot pole.

What about the amenities? Are they actually building the promised clubhouse, swimming pool, etc.? I made the mistake of trusting the brochure once. Never again!
Sector 143 is good location-wise, close to the expressway and metro. But infrastructure is still lagging. Roads are narrow, and basic amenities are missing. Think about living there, not just investment.
Resale value wise, Burgundy will always command a higher price. It's a known brand and the construction quality is better. But initial investment is significantly higher.

U12, RERA number is UPxxxxxxxxx. But even with RERA, builders find ways to delay. Don't trust them blindly.
Bhai, both are risky bets tbh. Unitech is Unitech, you know their reputation. KVD is new, but Sector 143 is still developing. Think long term.
I invested in KVD Wind Park back in 2016. Initial promise was 2019 possession. Guess what? Still waiting! Builder keeps giving excuses. So, affordable doesn't always mean good.

Burgundy mein maintenance charges will kill you, even if you rent it out. Consider that factor too.
Burgundy is definitely premium, no doubt. But KVD Wind Park is tempting with the price difference. Possession ka kya scene hai Wind Park mein? Anyone has any idea?
