KVD Wind Park or Unitech Burgundy: Better Investment?

Unitech UGCC Burgundy vs KVD Wind Park? Burgundy is expensive, but is it worth it? Wind Park seems affordable, but possession kab tak? Which one has better resale value, guys?

Ultimately, it depends on your risk appetite. If you want a safer bet, Burgundy is the way to go, despite the higher price. If you are willing to take a chance, KVD Wind Park might be worth considering, but do your due diligence!

Has anyone considered other projects in Sector 143? There are a few new launches happening. Maybe explore those options too?

So, U1, what did you decide finally? Which one are you going for?

One thing to remember, Noida authority is very strict now. Builders can't get away with delays easily anymore. RERA and the authority are working together to protect buyers' interests.

Thanks for all the inputs guys! Really helpful. I'm leaning towards Wind Park, but I'll do a thorough RERA check and visit the site again.

Current market conditions are tough. Interest rates are high, so EMI will be a pain. Think carefully before taking a loan.

Anyone knows the current price per sq ft in both projects? That would be a good starting point for comparison.

I think location matters most. Sector 143 is upcoming, but Sector 96/97 near Burgundy is already well-developed. That's a big advantage.

Be very careful with KVD. They promised covered parking, but now they are saying it's optional and chargeable! Dhoka!

Mera ek dost ne Burgundy mein invest kiya tha 5 years ago. He's still struggling to find a tenant who can afford the rent. Think about rental yield also.

Don't just look at the price. Check the carpet area offered by both builders. Sometimes, the cheaper option has a smaller carpet area, making it less value for money.

Unitech ka toh naam hi kharab hai. I wouldn't touch anything they're building, even with a ten-foot pole.

Totally agree yaar. Unitech ne bahut logon ko chuna lagaya hai.

What about the amenities? Are they actually building the promised clubhouse, swimming pool, etc.? I made the mistake of trusting the brochure once. Never again!

Sector 143 is good location-wise, close to the expressway and metro. But infrastructure is still lagging. Roads are narrow, and basic amenities are missing. Think about living there, not just investment.

Resale value wise, Burgundy will always command a higher price. It's a known brand and the construction quality is better. But initial investment is significantly higher.

Haan, but is that difference worth it? Considering the current market? Sector 150 ka avg rate is rising like crazy!

dinesh.hegde.bangalore21 Mar

U9, known brand with a tarnished reputation! That's Unitech for you. Be careful, resale value is dependent on completion.

I heard KVD Wind Park got RERA approval? Anyone checked the RERA registration number and the promised possession date on the website?

y
yuvraj.oberoi.pqr45621 Mar

U12, good point! I'll check it out. RERA website is the best source of truth these days.

s
suresh.iyer.abc21 Mar

U12, RERA number is UPxxxxxxxxx. But even with RERA, builders find ways to delay. Don't trust them blindly.

S
Shalini Mishra21 Mar

Bhai, both are risky bets tbh. Unitech is Unitech, you know their reputation. KVD is new, but Sector 143 is still developing. Think long term.

I invested in KVD Wind Park back in 2016. Initial promise was 2019 possession. Guess what? Still waiting! Builder keeps giving excuses. So, affordable doesn't always mean good.

z
zahid.malik21 Mar

OMG! 2016? That's insane! Did you file a complaint with RERA?

amit.trivedi45621 Mar

U3, same here. I booked in Tower A. They keep saying 'finishing touches' for the last 6 months. Matlab kuch bhi!

e
eshanverma21 Mar

U3, have you considered forming an association with other buyers? Strength in numbers!

A

Burgundy mein maintenance charges will kill you, even if you rent it out. Consider that factor too.

V
Vikram Chatterjee21 Mar

Burgundy is definitely premium, no doubt. But KVD Wind Park is tempting with the price difference. Possession ka kya scene hai Wind Park mein? Anyone has any idea?
