Planning to upgrade. Urbtech Xaviers and JMD Marvella Homes both look good. JMD is ready to move, sahi hai? But Xaviers has better amenities, I think? What about actual carpet area? Which one has more open space, yaar? Is the price jump worth it?

Check the builder's track record. Urbtech has other projects in Noida, right? How are they doing? Delayed projects are a big red flag.
Don't just look at the 'better amenities'. Dekho maintenance charges kitne hai! High maintenance can kill you later.

JMD Marvella Homes is old project, right? What about resale value? Will it appreciate as much as Xaviers in the long run?
Good point U20! Resale value is important. Sector 168 has more potential for growth, I think.
Open space? Both should have some green areas, but check the floor plans carefully. Corner units usually have better views and more privacy.
Anyone know the current circle rates in Sector 4 and Sector 168? That'll give us a baseline for property values.
Sector 168 is still a bit isolated, no? JMD is closer to the main road and all the facilities. That's what I would consider.
Price jump for Xaviers? How much are we talking? Sector 150 me flats are going crazy expensive right now because of the new metro line extension. Is 168 also affected?
Haan, metro ka impact toh hai. Rates are up everywhere. But 168 is still relatively cheaper than 150.
U12, depends on the configuration and floor. But expect a 15-20% premium for Xaviers, especially if you're looking at higher floors with a good view.
Mera experience batau? I booked a flat in Sector 75 5 years ago. Builder ne abhi tak possession nahi diya! Court case chal raha hai. Be very careful whom you trust.
Has anyone actually visited Urbtech Xaviers recently? How far along is the construction? Are the amenities actually being built?
I did, last month. The clubhouse looks impressive, but a lot of work still needs to be done on the landscaping. Maybe 6-8 months more for possession?
Exactly U3! Carpet area is the biggest scam. I bought a '1600 sq ft' flat which turned out to be barely 1100!

Even if they're not 'cheating', the super area vs carpet area difference is insane in Noida. Always negotiate on carpet.

U1, I'd say visit both sites, measure the carpet area yourself. Builders ka brochure toh sab kuch bada bada dikhata hai. Don't trust them blindly.
