posted on 21 MarNoida: JMD Marvella Homes vs Amrapali Eden Park?
Hi all, I'm thinking of upgrading. JMD Marvella Homes is ready to move, right? Amrapali Eden Park ka kya scene hai? Possession milega bhi ya nahi? Is the price jump worth it for Eden Park, considering the builder's reputation? Kya aap logon ko pata hai?

Did anyone actually get possession in Eden Park recently? Genuine question. Koi toh hoga...right?
So, U1, what did you decide? Marvella Homes final?
Don't fall for the 'location advantage' trap with Amrapali. A good location is useless if the project is never finished. Seen it happen too many times.
Thanks, everyone, for the insights! Very helpful. I'll check the RERA records and probably stick with Marvella Homes. Risk lene ka mood nahi hai.
Good decision U1. Safe is better than sorry. Especially with real estate in Noida.
Just checked RERA. Eden Park is still showing a delayed possession date. Multiple extensions. Avoid!
Told ya! Amrapali = headache.
I bought in Sector 143 three years ago. Prices have almost doubled. But back then, even I was scared of delayed possessions. Now I feel lucky.
Marvella Homes is a safer bet, definitely. But do your due diligence. Check the amenities completion before booking, I made that mistake in my previous property.
My cousin invested in Eden Park years ago. He's still waiting for possession. Paisa phas gaya hai completely. Very sad story.
If you are looking for ready to move in, then Marvella Homes makes more sense. Amrapali is a gamble, even with NBCC involved. Think about the mental peace.
True. Mental peace is priceless. Especially in Noida, with all the builder issues!
RERA registration number check karo for both projects. That's the first step. Don't trust anything else.
Price jump? Dude, Amrapali? Are you serious? Check the RERA records. They're still struggling to finish existing projects. I would not touch it with a ten-foot pole.
Sector 75 mein rates are going up because of the new metro line extension. But that doesn't justify Amrapali's risk. Think long-term.
Possession status kya hai Eden Park ka? Koi recent update hai?
Last I heard, it's still delayed. Check the RERA website for the latest status. Dates keep changing.
Delayed hi hoga. Amrapali ka naam hi kaafi hai. Lol
I heard Amrapali projects are now being managed by NBCC. Does that make Eden Park any safer? Anyone has info?
NBCC is managing some, but not all. Eden Park ka exact status check karna padega. Don't assume all Amrapali projects are safe now.
Even if NBCC is involved, expect delays. They're not magicians. But definitely better than the old Amrapali management. Thoda toh relief hai.
Haan, NBCC is better but still... I'd prefer a builder with a clean track record. Peace of mind is worth something, right?
Mera bhi same experience tha 2 years ago. I was tempted by Amrapali's low prices, but thankfully I backed out. Abhi Sector 150 mein ek ready-to-move apartment liya, much better decision.
JMD Marvella Homes is decent. Location is good, right on the Noida Expressway. But thoda traffic rehta hai.
Traffic toh Noida mein har jagah hai bhai. But yes, expressway pe rush hours mein dikkat hoti hai.
Marvella Homes ka maintenance charges kya hai anyone?

Marvella Homes is ready to move, yes. Eden Park... bhai, Amrapali name sunke hi darr lagta hai. Price jump toh door ki baat hai, possession hi mil jaaye toh badi baat hai.
Exactly! Amrapali is a HUGE risk. Don't even bother unless you're feeling extremely lucky (or unlucky).
U2, sahi kaha. My friend booked in Amrapali Sapphire, abhi tak phase hue hain. Better to stick with something safe. RERA check kiya?
Eden Park is in Sector 75, right? The location is good, close to the metro. But the builder…hmm. I'd be very, very cautious.
