GBG Residency vs KVD Wind Park: Which one, guys?

I'm thinking of upgrading from my 2BHK. GBG Residency is ready to move, but KVD Wind Park is cheaper. Is the possession status worth the extra cost, yaar? Which one has better resale value, do you think? Kya kisi ko pata hai about the builder trust factor?

So, OP, what did you decide? GBG or KVD? We're all waiting to hear!

Bhai, both are good options. Just do your research and choose what suits you best. Don't blindly follow anyone's advice.

Check the carpet area carefully! Builders often inflate the super area.

What floor are you looking at in GBG? Higher floors usually command a premium.

With the new Jewar airport coming up, property prices in Noida are going to skyrocket anyway. So, either way, you can't go wrong in the long run.

Does anyone know what the current circle rate is in Sector 150?

Last I checked, it was around 50k per square meter. But that was a few months ago. Check the Noida Authority website for the latest rates.

I think GBG Residency has better amenities and location. But KVD Wind Park is more affordable. Depends on your budget and priorities, I guess.

Don't forget to factor in the registry charges and stamp duty! That's a big chunk of money.

Anyone living in GBG Residency already? What's the feedback from residents?

I'm leaning towards GBG just for the peace of mind. Paying a bit extra is worth avoiding builder hassle.

GBG Residency is closer to the metro line, right? That's a big plus point for resale in the future.

What about the construction quality? Kisi ko pata hai about the materials used in both projects?

I visited KVD Wind Park last week. The common areas are still under construction. They are rushing things to give possession.

Honestly, with the way property prices are going up, even a slightly delayed project might be worth it. But only if the builder is reputable.

Sector 143 mein rates are generally lower than 150. KVD is in 143, GBG in 150, right? That explains the price difference.

I'd say go for ready-to-move. At least you know what you're getting. These builders promise the moon and deliver a crater. Mera bhi same experience tha 2 years ago with another project.

True, bhai. I booked a flat 5 years ago, still waiting for possession. Ab toh interest bhi khatam ho gaya, sirf principal bacha hai!

U8, which project was that? So that others can be wary.

KVD is offering a pretty sweet payment plan. Almost zero down payment. That's tempting.

v
vijay.p21 Mar

Zero down payment usually means higher interest rates later. Read the fine print carefully!

k
karan.oberoi.delhi.202421 Mar

Haan, and check for pre-EMI interest. They'll charge you interest even before possession.

GBG Residency vs KVD Wind Park, eh? Tough one. KVD is definitely cheaper, but ready-to-move ka apna sukoon hai. Resale value... that's the million-dollar question!

d
divya_hegde200021 Mar

Sukoon toh hai, but is that sukoon worth an extra 20 lakhs? I'm also confused, yaar.

Builder trust factor? Bhai, Noida mein builder trust factor is an oxymoron! Seriously, do your due diligence. RERA check karo, court cases dekho.

p
pooja.gavade21 Mar

Exactly! Don't just go by fancy brochures. Ground reality alag hoti hai.

a
aditi.kumar202521 Mar

RERA number is UPXXXX. Check the website before you put down any token amount.

I heard GBG has good amenities. KVD... not so much. But the maintenance charges for GBG are supposed to be sky high.
