GBG Residency vs Unitech Burgundy: Worth the premium?

I'm thinking of upgrading from my 2BHK. GBG Residency is ready to move, but Unitech UGCC Burgundy is pricier. Is the carpet area efficiency in Burgundy really that much better? And what about resale value down the line? Has anyone compared these two? Mujhe advice chahiye yaar!

Yaar, property prices are already so high. It's getting harder and harder to buy a decent place in Noida.

I'd say, visit both sites again, talk to existing residents, and then make an informed decision. Don't rush into anything.

Currently the market is hot, so bargaining power is limited. But still try to negotiate on the price and payment plan.

Ultimately, it's your money and your decision. Choose the one that gives you the most peace of mind.

Don't just look at the carpet area. Consider the layout and how usable the space is. A slightly smaller, well-designed apartment can feel more spacious than a larger, poorly designed one.

Mujhe toh lagta hai, check karo ki builder ne OC liya hai ya nahi. Occupancy Certificate is crucial!

Honestly, both projects have their pros and cons. Weigh them carefully based on your priorities. Location, budget, construction quality, resale value... sab kuch dekho.

Bhai, builder ka track record dekho. Unitech ka past is not very reassuring. GBG might be a newer builder, but at least they seem to be delivering on time.

So, what did you decide, OP? Which one are you leaning towards?

Don't forget to factor in the registry charges and stamp duty! It can add a significant amount to the overall cost.

Haan yaar, registry mein toh loot lete hain. Calculate everything properly before making a decision.

Exactly! And don't forget parking charges, club membership fees... the list goes on!

This new metro line extension is supposed to pass near Sector 96, right? That could impact prices positively in the future.

I know someone who booked in GBG two years ago. He's still complaining about snags and pending amenities. Be sure to do a thorough inspection before finalizing anything.

Burgundy is in Sector 96, right? It's a good sector, but connectivity is still developing. GBG is closer to the main road.

Mera experience Unitech ke saath bahut kharab raha hai. Delayed possession, poor construction quality... I'd be very careful before investing in any Unitech project. Check their past projects thoroughly.

I agree with U11. Unitech's reputation has taken a hit. GBG might be a safer bet, especially if it's ready to move. At least you can see what you're getting.

s
shilpa.bansal.202321 Mar

But GBG is relatively new, right? How's the community there? Unitech has been around for a while, so the society might be more established.

U12, Safer bet? Maybe. But resale value? Unitech might still command a premium because of the brand. It's a risk-reward calculation.

Sector 96 mein rate kya chal raha hai bhaiyo? I'm also looking to invest in that area.

U17, check Magicbricks and 99acres for recent listings. That will give you a good idea of the current market rates. Don't rely solely on what builders tell you.

akshay.jadhav_mumbai21 Mar

Depends on the project, but expect around 6-8k per sqft for ready-to-move apartments in that sector. Negotiation is key!

Yaar, I heard GBG mein finishing issues hai. Unitech ka reputation is better, even with the delays they had earlier. But Burgundy is quite far inside. Daily commute impact bhi dekhna.

I looked at GBG last year. The location is good, near the expressway. But the construction quality seemed average. Unitech is definitely more premium, but the price difference is significant. Are you looking at 3 or 4 BHK?

s
sneha.malhotra.abc21 Mar

3BHK. Budget is stretched already, but I don't want to regret later. That's why I'm so confused.

c
chandni.parekh21 Mar

U3, average quality? Can you elaborate? What specifically did you notice?

p
pankaj.khanna.xyz202421 Mar

U4, if budget is tight, consider the interest you'll be paying on the loan. That extra premium for Burgundy might not be worth it in the long run. Think long term!

S
Sushmita Das21 Mar

Unitech ka naam toh suna hai, but Unitech Burgundy mein possession mila kya sabko? RERA registration number check karo before investing!

M
Manisha Bansal21 Mar

GBG Residency vs Unitech Burgundy? Tough choice, bhai! Burgundy ka carpet area definitely better hai, but worth the premium? Depends on your budget and family size. Resale mein, Unitech ka brand name might help, but check recent sales data for both. Mujhe bhi advice chahiye thi jab maine ghar liya tha!
