Supertech Crown vs GBG Residency: Which is better?

I'm thinking of upgrading from my 2BHK, and Noida seems promising. Been looking at Supertech Crown Tower and GBG Residency. GBG is ready to move, which is a plus, but is it worth the price? What's the carpet area efficiency like in both? Also, what about resale value down the line? Which one would you recommend for a family? Any advice or experiences? Thanks!

Yeh Noida Extension mein rates kab kam honge? It's getting so expensive! Even 2BHKs are out of reach for many middle-class families. Sigh.

U5, Bhai, rates kam hone ka toh koi chance nahi hai. Metro is coming, Jewar airport is coming... prices will only go up. Now is the time to buy, if you can afford it.

Supertech Crown mein which floor are you considering? The higher floors usually have better views, but also higher maintenance charges. Balance is key!

Don't forget to factor in the maintenance charges! They can be quite high in high-rise societies in Noida. Ask both builders for a detailed breakdown of the maintenance charges and what they cover.

Sector 74 vs Sector 104... Sector 74 is more established, but Sector 104 has more potential for growth. Depends on your risk appetite and investment horizon.

Okay, so based on everyone's feedback, it seems like GBG is safer but might be pricier and less carpet area. Supertech Crown has potential but comes with builder risk. I'll visit both sites again and focus on carpet area and amenities. Thanks, everyone!

One more thing to consider: the builder-buyer agreement. Read it CAREFULLY before signing anything. Get a lawyer to review it if possible. These agreements are often heavily skewed in favor of the builder.

Resale value depends on so many things! Location, quality of construction, maintenance, overall market conditions... Noida mein property prices are going up, but still, be careful. Don't overpay.

I bought a 3BHK in Sector 150 three years ago, and prices have almost doubled! But Sector 150 is a different story, it's much more developed than Sector 74 or 104. Still, Noida is a good investment, long term.

For a family, I'd prioritize amenities. Schools, parks, security... Supertech Crown claims to have a lot of amenities, but are they actually completed and functional? Check before booking. I made that mistake once.

GBG Residency is in Sector 104, right? That area is developing fast. Supertech Crown is in Sector 74. Both are decent locations, but connectivity to Delhi might be better from Sector 104.

U8, Haan, metro is planned. But 'soon' is a relative term in Noida! Don't rely on it completely. It might take 2-3 years, maybe more.

Carpet area is a big factor! Supertech Crown claims to have better carpet area efficiency than most other projects. GBG, not so sure. Anyone have actual numbers?

U11, I heard Supertech Crown carpet area is around 65-70% of the super area. GBG might be slightly less, around 60-65%. But confirm with the builder, don't just rely on what you hear.

Bhai, Supertech ka naam sunke hi darr lagta hai. Delayed projects ki list lambi hai. GBG ready hai toh tension kam hai. But price difference kitna hai? That's the real question.

I agree with U2. Supertech? No way! Meri aunty ka experience bahut bura tha. GBG is safer, especially for a family. Peace of mind is worth the extra cost, I think.

U4, Mera bhi same question hai! Details please! I've heard mixed reviews. Kuch log kehte hai Supertech Crown mein finishing achi hai, kuch kehte hai kharab hai.

U4 & U5, She booked in Supertech Emerald Court (the one that was demolished!). Obviously, Crown is different, but it left a bad taste. Just saying, do your research VERY carefully. RERA registration check karna mat bhoolna!

U3, Emerald Court toh alag hi case tha, Supreme Court ne order diya tha demolition ka. Can't really compare that to Crown. But point taken about due diligence!
